A group of deer darted through the trees in front of me as I walked back to my car, what a lovely surprise - James Hickman, Rural Property & Land.
#TheGardenOfEngland
A parcel of mixed broadleaf and coniferous woodland which forms part of the larger Birch Wood, located in an unspoilt area between the village of Bethersden and the rural hamlet of Wissenden.
The woodland is only a short distance from the A28 which connects Tenterden with Ashford and the M20 motorway. The woodland benefits from lane frontage to the north and frontage to the River Beult to the south.
In all about 13.25 acres
Guide Price: £130,000
Situation
Tawny Wood is situated in a pretty part of Kent within walking distance of the village of Bethersden located just off the A28 between Ashford & Tenterden. The villages of Smarden and Pluckley are both within easy reach via local lanes and Pluckley Station, which is on the Ashford to London Charing Cross line is only about 2.5 miles to the north. Bethersden village has a primary school, pubs, post office & stores and a well regarded butchers shop.
Description
A parcel of mixed broadleaf and coniferous woodland with frontage and access from Wissenden Lane and frontage to the south to the River Beult. The woodland is classified as ‘Ancient Replanted Woodland‘ and principally comprises coniferous trees including Corsican Pine with deciduous species in the northern section and on the woodland fringes.
The woodland forms the western part of the larger woodland area on the south side of Wissenden Lane known as Birch Wood with Odiam & Lamberden Wood on the opposite side of the road to the north. The land benefits from adjoining an open field along its western boundary which allows more light and air into the wood.
There are woodland flowers including bluebell, wood anemone and primrose and the woodlands are occasionally home to local deer which made an appearance when the photographs on these web pages were taken !
Boundaries/Fencing
The northern boundary is to Wissenden Lane and the southern boundary is to the River Beult. The western boundary is to the adjoining arable field whilst he eastern boundary is marked with a line of fallen trees. However this was done before the seller acquired the land and he is not certain that this is in the correct location.
The seller has fenced the roadside boundary with fencing but please note that a small area in the north east corner has been ‘fenced in’ which belongs to a neighbouring owner.
Services
There are no mains services connected, however mains electricity appears to pass along the frontage. Buyers will need to carry out their investigation as to the availability of mains water nearby.
Tenure
Freehold – Vacant Possession on Completion.
Rights of Way
There are believed to be NO footpaths or public rights of way passing through the woodland.
Land Drainage Rates
A miniscule land drainage rate is payable annually to the Upper Medway Internal Drainage Board.
