HISTORIC PARCEL OF LAND WITH AMENITY APPEAL IN SELKIRKSHIRE
Description
The Deer Park historically lay next to Selkirk Castle and has been occupied since prehistoric times. Hunting was a passion of medieval Scottish kings and in the early winter deer were driven into the park where they could be fed before being released back into nearby Ettrick Forest. This was a traditional use of the hill that lasted into the middle of the 20th century and is where the name, the Deer Park, is derived. The discovery of silver coins along the track to the south of the park revealed that in 1301 Edward I marched his army along this track to Selkirk Castle where he paid his men.
The Deer Park extends to about 56 acres in total and is contained within a single parcel lying to the west of the A7 public road. This expanse of undulating pasture is characterised by interspersed mature beech, chestnut and oak trees. The current owners have improved the amenity further by planting 150 trees over the last 15 years.
The pasture is currently let on a seasonal basis for cattle and sheep grazing but could also be well suited to horses. The land is surrounded by stock proof fencing which benefited from further improvements in 2018. Water is supplied either by troughs fed from a well or from the burn that runs south of the field. The undulating topography lies between 180m and 240m above sea level and is mainly classified by the James Hutton Institute for Soil Research as class 4(1).
Location
The Deer Park is located in the Scottish Borders, an area renowned for its scenic rolling landscapes and woodlands. The land adjoins the royal burgh of Selkirk, a traditional market town with a history of farming and textiles situated above the beautiful Ettrick and Yarrow valleys. The A7 road to the east of the park provides easy access north to Edinburgh (47 miles) and to the south.
The area is characterised by a gently rolling landscape with the land possessing an attractive position defined by beautiful copses and amenity woodland. In the green folds of the hill there are scooped-out depressions that offer welcome shelter from the west wind along with panoramic views of neighbouring Haining House and its surrounding policies.
