The field is a designated Site of Special Scientific Interest (SSSI) known as ‘Wilson Place Meadows’ and has undergone fencing works conducted by South Cumbria Rivers Trust, as part of a project to restore freshwater Pearl Mussels to rivers in England. Moreover, these works included the provision of a solar powered water trough within the field. As a result, the prospective purchaser will be required to indemnify the vendor for any claims brought against them, should they not fulfil the stipulations of the scheme before its expiry. Any prospective purchaser will be expected to manage the land in keeping with the SSSI regulations.

The parcel of land can be directly access via the lane which runs south from Little Langdale via a single gated access point. The boundaries are made up of dry-stone walling by the roadside and post and wire fencing which all appear to be in sound condition.

Directions
From Ambleside, head west through Clappersgate on the A593. After passing through Skelwith Bridge, take the right hand turning signposted ‘The Landgales’. At the bottom of the hill, turn left onto ‘Side Gates’ and proceed into Little Langdale. The left turning towards the Land is immediately past the Three Shires Inn which will be on your right. Proceed down the hill towards Fitz Steps and the land will be on your right-hand side at the end of the road, before the ford and bridge crossing. The land will be marked by a For Sale board and the attached Sale Plan shows the curtilage of the land.
