North Norfolk barn with exceptional space and light.

Location

Situation
The sought after village of North Creake is a conservation area and the majority of houses and cottages in the village are built of traditional brick and flint and Norfolk pantile roofs. The village has a public house, The Jolly Farmers, and the renowned Creake Abbey to the north of the village with a tasty food hall, excellent café, selection of independent shops including hairdressers and a farmers market on the first Saturday of each month.

The village lies about three miles to the south of Burnham Market, regarded as a central location along the North Norfolk coast and with a village green surrounded by 18th century houses. It has an extensive range of shops, restaurants including Socius and No.29. The market village includes a wine merchant, famous fish shop, book shop, doctor’s surgery, dental surgery, pharmacy, primary school and post office as well as butchers and delicatessen. The town of Holt, the home of Gresham’s Public School, is 17 miles.

Burnham Market is only three miles from the sea which can be accessed nearby from Overy Staithe or Brancaster Staithe (three miles from Burnham Market) and nearby Holkham, all of which form part of this Area of Outstanding Natural Beauty.
There are delightful beach and sand dune walks, particularly in the vast sandy expanse of Holkham Bay. There are many leisure pursuits along the coast including golf at Brancaster, riding, sailing, walking, bird watching with a number of reserves in the area including Cley-Next-The-Sea, Blakeney Point and Scolt Head.

There are mainline railway stations to the southwest at King’s Lynn and Downham Market with regular trains to London Kings Cross. To the southeast the Cathedral City of Norwich also has a mainline rail station to London Liverpool Street and Norwich International Airport with most destinations available via Schiphol.

Description

The Property
The Courtyard is a substantial North Norfolk barn enjoying a quiet village setting, with south facing gardens overlooking wild flower meadows belonging to the Althrop Estate. The barn has exceptional scale, with approximately 4400 sq ft of living space with an excellent blend of both open plan living and more conventional cosy spaces with an adaptable layout.

The layout centres on the impressive kitchen/breakfast room, with bespoke cabinetry, a central island and direct access out to the south facing courtyard, and the family/ dining area with wood burner and double height windows and vaulted ceilings. Unlike many barns, The Courtyard is on a scale that provides further living areas including a play room/reception room, a superb first floor sitting room with wood burner and a study area leading to a south facing balcony. Helpfully for rural and coastal living the house has a large boot room and separate utility.

The main bedrooms are on the ground floor, beneficial to young families and buyers looking for a future proof home. The principal bedroom is charming with vaulted ceilings, glazed doors out to both the courtyard and the gardens, complete with dressing area, built in cabinetry and a recently fitted bath/shower room. A further en suite double bedroom has its own private courtyard through glazed doors, with two more double bedrooms and a family bathroom. A large double bedroom is on the second floor with built in storage, with staircase up to the sixth bedroom with en suite bath/shower room.

The house has an abundance of light, with links to the outside space at many points, and character throughout with exposed beams, and distinctive Norfolk brick and flint.

Outside
The Courtyard has an initial parking and turning area, with space for many cars, located to the west of the main house. A wooden five bar gate leads into the delightful enclosed courtyard, with south to west aspect and landscaped with places to sit and enjoy together with a considerable covered area utilised for outside dining and entertaining, with direct access into the kitchen. Off the courtyard are outhouses providing useful storage.

An archway through the buildings lead through to the wonderful main garden, entirely walled with a higher wall on the eastern boundary and lower wall to the south and west enabling views out to the charming meadowland. Within the gardens is a raised patio, south and west facing, with well stocked herbaceous borders, shrubs and fine mature trees, all situated around the edge of the lawned area.
