LOCATION

Goathland is an attractive moorland village, set in the heart of the North York Moors National Park, around 9 miles to the south-west of the popular and historic seaside town of Whitby, and around 14 miles north-east of the market town of Pickering.

Famously used as the fictional village of Aidensfield in the long running TV show Heartbeat, and with a key role in the North York Moors Steam Railway, the village has a popular following. Whitby is famous for its Abbey Ruins and association with Dracula (written in the town) and Captain James Cook, the world-famous explorer. Dotted with pretty, independent shops, bars and restaurants, the town also has opportunities for sea fishing, sailing, golf etc. The National Park is popular with walkers and cyclists as well as rugged moorland and sheltered sandy beaches. The river Esk offers Salmon fishing and the moors offer grouse and pheasant shooting opportunities.

Goathland village has local amenities including pubs, hotels with restaurants, shops including a post office, church and primary school, etc and Whitby has a fair range of shops including supermarkets and secondary schools.

The road network locally is principally 'A' roads, but Whitby has a train line connecting to Middlesbrough and the line from nearby Scarborough connects to York and beyond. Durham Tees Valley Airport is around 40 miles away.

The House:

Standing on the edge of the village in gardens of over an acre, with adjacent paddocks of over 4 acres, the house is screened by a woodland strip and faces south into its own gardens, with views to the west (side) across the paddocks to the open countryside beyond.

The Grange is a substantial stone house with slated roof and has retained many original period features including heavy paneled doors, fireplaces, polished hardwood flooring, cornicing, traditional sash windows, etc. Constructed originally as a vicarage in the late 19th Century, but has been in private ownership for many decades.

Something of a 'gentleman's residence', the property is generously proportioned with a porch on the side of the building opening into a reception hallway with principal staircase to the first floor and 3 large, south-facing reception rooms. These rooms each have sash windows overlooking the terrace and gardens, cornicing and period fireplaces - The drawing room and dining room each had external doors which have been replaced with windows. In addition, there is a small butler's pantry with built-in cupboards and sink, plus a Cloakroom with WC.

From the main hallway, a connecting door opens to an inner hallway, with the second door into the house and the servants' staircase to the first floor. From the hallway connecting doors open to steps down to the cellars, to a study on the west side of the house and to a dining kitchen with fitted units. From the kitchen a door opens into a utility room housing the new central heating boiler and a walk-in larder. In turn doors lead through to the rear hallway with a further WC cloakroom, and access to the garages, as well as externally to the back yard.

The sweeping period staircase rises to a galleried landing with a huge window facing to the rear and paneled doors opening to 4 double bedrooms, a shower room, a bathroom and a drying room /walk-in airing cupboard, plus a separate WC Cloakroom. From the principal landing a door opens through to a small landing at the top of the servants' stairs where there is a 5th double bedroom. From the half-landing on the servants' stairs a door opens to a 6th double bedroom, with an en-suite bathroom.

A door under the servants' staircase opens onto a flight of wooden steps descending to the lower ground floor where there is a hallway which opens out into a vaulted storage area and 2 cellar rooms, one with built-in wine bins and the other with a stone slab and shelving. This lower ground floor level lies under the kitchen and study and has ventilating windows to the sides.

Gardens and Grounds

The gardens extend to just over an acre and surround the house. From the road there is a hand gate and gated graveled driveway, but the main access is a second double width driveway with cattle grids to keep out the sheep that wander the common grazing throughout the village. The graveled driveway runs down the side and rear of the house and offers plenty of space for turning and parking multiple vehicles.

The gardens have been well-maintained and are landscaped. To the front of the house there is a south-facing stone terrace, with a lawn and a woodland strip, plus a short length of paneled fencing for privacy. The lawns extend to the side where there is an enclosed yard housing the oil tank. To the rear, beyond the graveled driveway, is a larger lawn bounded by a stone wall.

Outbuildings

Adjoining the house are 3 interconnecting garages, 2x singles and a double, all facing out onto the graveled driveway running across the rear of the house. There are some stone stores facing into the rear yard.

Within the gardens of the house to the side/rear are a number of wooden outbuildings, used for storage. These offer the potential for conversion, or more likely replacement, with stabling suitable for use with the paddocks. Please note that the revolving summerhouse within the gardens will be removed prior to completion and is excluded from the sale.

The Land

The land lies to the west of the house and gardens in 2 paddocks, in total amounting to 4.15 acres. Laid to permanent pasture, the land is rolling and has stock-proof boundaries. The land is currently grazed seasonally by a local farmer and will be available with vacant possession on completion of the sale, if desired.
