SPACIOUS DETACHED HOME WITHIN THE POPULAR VILLAGE OF SYDLING ST. NICHOLAS - offered with no forward chain. *Open for inspection Saturday 16th October 09.30 - 11.30 by appointment only*

This spacious home is thought to have been built during the 1970's with later additions to the front and side. The elevations are a mixture of brick and reconstituted stone under a plain tiled roof with replacement double glazed windows and external doors to provide an individual modern house which occupies an enviable, secluded and peaceful location off a no through lane, close to the centre of this rural village, within walking distance of the village public house. The well proportioned accommodation of 3 reception rooms and 4 bedrooms, with new condensing boiler installed in 2021 is thought to appeal to a growing family or the active retired who seek a traditional home in a traffic free location which also enjoys beautiful views towards the surrounding hills. The front door opens to the tiled floored entrance hall with the cloakroom. Bevelled glazed doors lead to the sitting room which has a feature fireplace with wood burning stove and patio doors opening to the garden, the study with fitted furniture & double doors from the sitting room and the dining room with a matching tiled floor. The kitchen/breakfast room is fitted with a range of work surfaces with inset stainless sink, inset hob/oven and floor and wall cupboards with a side path. A square arch connects to the dining room. The utility room offers space for various appliances and leads off the kitchen. A staircase with turned spindles rises from the hall to the landing and the 4 generous bedrooms. The master bedroom features fitted wardrobes and drawer units and an en-suite shower room and the family bathroom.

Situated amongst some of Dorset's prettiest rolling countryside, this delightful rural village has a Church and a Public House. The village Church of St Nicholas certainly dates back to the 15th Century with earlier origins and is described in Sir Nikolaus Pevsners' "Building of England Series: Dorset" as is much of the village. Sydling St Nicholas originally fell within the ownership of Milton Abbey until the dissolution of monasteries after which the parish came under the control of Winchester College. The influence of The College on the village stretched over many centuries until quite recently. The general character of the village is preserved in the main street with more recent architecture on the outskirts. Sydling St Nicholas has maintained its rural appeal in a modern age and remains very much unspoilt. Despite its rural setting between Dorchester and Yeovil, the village is highly accessible with communications by road and rail. The A303, A30 and A37 are within relatively easy distance. International airports can be found at Southampton, Bristol and Bournemouth. Cross channel services are available at Poole.

The gravel driveway with parking leads to the detached garage with up and over door, personal door to the garden, light and power.
The front garden with hedged boundaries has a small lawn together with planted borders. Garden tap. A timber gate to the side of the garage leads to garden and a paved path leads to the side door from the utility room, to the log store and back garden. The rear garden is a true delight enjoying views to the hills and bordered by Sydling Water which is under Riparian ownership of the property. With a mixture of fenced and hedged boundaries for privacy the level lawns have planted beds and borders and a small pond with waterfall and rockery. The patio doors open on to an attractive paved area with raised beds. This looks across to the pergola and an additional paved seating area. The summerhouse/ log cabin (3m X 3m) is sited discreetly at the left corner of the garden. A potential home office space. Between the garage and the house is a delightful arbour and several productive raised beds. The total area extends to approximately 0.27 acres (0.11 ha).
