Situation - The land lies in a peaceful yet convenient position on the edge of St Columb within easy reach of a number of popular beaches. It is close to Newquay and Newquay Airport, and has good access on to the A39 and the A30. It provides an excellent base with easy access to many Cornish attractions.

Description - The land currently comprises a single 1.61 acres field on the banks of the River Menalhyl, with a small stone barn in the NW corner.. Auction Guide £30,000 to £40,000. The land is very gently south facing and can be accessed by vehicles over a shared access from the north, and over the footpath, from Gluvian Bridge to the east.

The meadow is currently a haven for a range of wildlife. There are no restrictive covenants limiting the use of the property. The owner of the field to the west, shares vehicular access rights over the strip from the north shaded brown on the attached plan, this crosses a small part of this property in the NW corner. There is also a 6m wide right of access reserved, just inside the gate on the eastern boundary., linking the vendors' retained land. A footpath runs from the highway at Gluvian Bridge (170m to the east) along (and just within) the northern boundary.

Tenure & Completion - The property is sold freehold with vacant possession on completion 6 weeks after the auction, or earlier by agreement.
