FOR SALE BY ONLINE AUCTION TUESDAY 19.10.21 - A3 bedroom detached cottage in need of total refurbishment, with outbuildings and within about 7.35 acres of land. Edge of village location.

Situation
Leaford Farm is situated at the end of a no-through road on the edge of the semi-rural village of Lea Marston. Within the village there is a church, a restaurant, a shooting club and a hotel with its own golf club and health spa. The area is well served by a good road network, with the M42, M6 and M6 toll being very accessible and provide links to Birmingham, Coventry and the M5 to the south, and Lichfield, Stoke on Trent, Leicester, Derby, Nottingham and the M1 to the north.

There are ample walking, cycling and running routes in the area and plenty of places to visit, including Kingsbury Water Park, Tamworth Castle, Drayton Manor, Tamworth Snowdome and Twycross Zoo.

The village is served by a number of local primary schools in the surrounding villages, with secondary schooling at Kingsbury. Sutton Coldfield Grammar School for Girls and Bishop Vesey Grammar School are both very well regarded. Independent Schools in the area include The Shrubbery School, Highclare School, Twycross House, and Ruckleigh School in Solihull.

Description
Leaford Farm is a smallholding with an attractive L-shaped cottage, which is in need of full renovation, a range of period and modern outbuildings and about 7.5 acres of land, including woodland.

Accommodation
An entrance at the side of the cottage opens into a hallway and a door leading into a generous breakfast kitchen, a large walk-in pantry with shelving and a utility room. There are two reception rooms, both having beamed ceilings, one with a brick inglenook fireplace with brick chimney breast and timber shelving above and a door out to the front garden, the other having an Adam style fireplace with open fire. The bathroom is on the ground floor.

On the first floor there are three generous bedrooms, one having an airing cupboard.

Outside
The property is approached via a driveway off School Lane which leads past a range of traditional outbuildings and a courtyard to the east and joins a track leading to a modern steel framed building to the south and provides vehicular access into the field. Adjoining the house is a south-facing yard area enclosed by brick walling and having two brick outbuildings. There is a small enclosed garden to the west and south elevations. About 1 acre of woodland extends to the eastern edge of the boundary which goes down to the River Tame. Adjoining the house and buildings is about 6.37 acres of grazing land.

Outbuildings
There is a range of dilapidated brick built outbuildings, which includes a wonderful Grade II Listed timber-framed barn with brick infill and exposed Queen-strut roof trusses at each gable end. This barn is believed to date from the 17th century with the addition of an adjoining cart shed in the 19th century. Adjacent to this barn is a further brick building with flat corrugated iron roof.

Within the courtyard is a dilapidated brick and tile stable building with two loose boxes and a tack room. Fisher German were unable to access the traditional buildings due to their unsafe condition.

To the south of the house is an open-sided, steel framed building with corrugated roof.

Method of sale
For sale by online auction. Closing date to be 12 noon on Tuesday 19th October. Interested buyers will need to register in advance and complete an ID verification before being able to place a bid.
