Situation

The land immediately adjoins the village of Burmarsh on the Romney Marsh. Hythe is approximately 4 miles south east of the land with the M20 and Ashford approximately 7 and 8.5 miles respectively to the north.

EIA Screening Decision

The land is offered with the benefit of a recent Environmental Impact Assessment Screening Decision which permits the undertaking of cultivation works, subject to conditions, enabling the land to be put into arable production if required. This decision is valid for a period of 3 years from the date of issue.

Soil Type

The land is predominantly Grade I on the Agricultural Land Classification Map for England and Wales with the soil being classified by the Cranfield Soil and AgriFood Institute as being of the Wallsea 2 Soil Series which is described as ‘Deep stoneless clayey soils. Calcareous in places. Some deep calcareous silty soils. Flat land often with low ridges giving a complex soil pattern. Groundwater controlled by ditches and pumps.’

Tenancy and Possession

The land is freehold and sold subject to a current Farm Business Tenancy agreement. A notice to end the tenancy has been served which will give vacant possession for the purchaser/s from 1st September 2022. The annual rent is £2,500.
