Conveniently located period country house with a pretty garden.

Description

An attractive country property, Milton of Finavon House was originally a 17th century cottage, extended in the 18th century as a farmhouse, remodelled with a classic frontage in the early 19th century, and extended to the rear in the 1960s. A spacious house with flexible accommodation, it faces south with views towards Finavon Hill and the policies surrounding the castle. Harled with a slate roof, it sits well within its own enclosed gardens. With two reception rooms at the front, it is ideal for entertaining, as well as for family living, and the current configuration allows for home working. It benefits from partial double glazing to the front at ground and first floor levels, and some of the west facing windows. These have been renewed since 2015. In addition, gutters have been replaced and a fibre glass roof valley has been installed. Sixteen solar panels have also been fitted which reduce running costs. It is a fine L shaped house, with gravelled parking to the rear, allowing uninterrupted views from the front, and has two single storey wings, one to the side, with a stone slate roof, and one to the rear. It retains much period character with cornices in the many of the principal rooms and bedrooms, and panelled doors.

Partially glazed front doors from the garden, with a fanlight over, open to an impressive entrance hall with dado rail and Amtico flooring. To one side is a lovely sitting room with window shutters, fireplace with wooden mantel and wood burning stove, shelved recess with cupboard below and two picture lights. On the other side is the dining room, also used as a library, with window shutters, fireplace with carved mantel and a wood burning stove, fitted bookshelves, shelved recess with cupboard and a wooden floor. An inner hallway has a staircase to the first floor, shelved cupboard and an understair cupboard. The snug has a fireplace with wooden mantel and tiled surround, fitted bookshelves, three uplighters and window shutters. Beyond is the study which is part timber lined, has a glazed door to the garden, together with a hatch with attic ladder to floored roof space above. A timber lined shower room has a washbasin and WC, while an entrance porch has a tiled floor. Off a passage with fitted shelves is the TV room, again timber lined, with a fitted shelved cupboard and a strong door to a store room. Beyond is a boot room with fitted cupboards, and a door to a garage which has water, power and light, concrete floor and a door to the garden.

On the other side of the hallway is the fitted kitchen. This has wooden wall and floor units with tiled splashbacks, soft closing drawers, plumbing for a dishwasher, Leisure Rangemaster double oven cooker with grill, griddle and hot plate, a fitted fridge and sink, together with a tiled floor and space for informal dining. Off this is a rear lobby with a door to the courtyard and a shelved larder cupboard. The utility room has fitted units, a Belfast sink, plumbing for a washing machine and a shelved storage cupboard. Beyond is the boiler room with a Worcester oil fired boiler and stone flag floor.

The staircase leads up to the landing with a shelved airing cupboard and a hatch to part floored roof space. Bedroom one has a cast iron fireplace and door to a floored attic room with fitted hanging and shelves, which connects on through to the roof space. Bedroom two has window shutters and an interconnecting door to a partially tiled shower room with a waterfall shower, Roca WC and washbasin with vanity unit and a hatch to roof space. The partially tiled family bathroom has a Roca WC and washbasin with vanity unit and a storage unit. Bedroom three has window shutters, cast iron fireplace with wooden mantel and fitted wardrobes. Bedroom four has a fireplace with wooden mantel and tiled surround, a fitted wardrobe and washbasin.

There is an outside WC. Also attached to the house is the boat room. This has box profile roofing, stone flag floor and power, and could be used as an additional garage. Separate from the house is the green room which makes a great hobby room or office and has a Jotul wood burning stove, is part timber lined and has power and light.

Immediately in front of the house is a stone flag terrace, making a lovely seating area, and has steps down to the lawn. The charming garden is enclosed with fences and hedges and is sheltered by trees, together with some apple trees. Behind a high hedge is a vegetable garden, with a wooden shed , a further wooden shed / boat shed (10.9 m x 2.65 m) with a corrugated roof, a greenhouse, polytunnel and a further garden shed. In addition, there are fruit borders and composting bins. On the other side of the house is a fruit cage.
