SITUATION
These large plots which are being offered with outline planning permission, are situated close to the main Craignure to Fionnphort road off a side road to Uisken. The plots enjoy a picturesque setting on the Ross of Mull, the largest peninsula forming the south coast of the island. The plots enjoy an elevated position and benefit from distant sea views. Small hamlets populate the area. The village of Bunessan is situated close by and serves the local residents with SPAR shop and post office. There is also a village hall with events throughout the year and primary school. Further west is the village of Fionnphort from which ferries cross to Iona, a popular tourist a destination known for its island community and famous abbey. Mull enjoys stunning unspoilt scenery and an abundance of wildlife and close to the plots are pretty coves and sandy beaches, including at Uisken, a former fishing and crofting settlement. The plots are approximately 31 miles from the village of Craignure where the island’s main ferry operates daily crossings to Oban. From there to the north is Mull’s principal town, Tobermory, with a wide range of shops and restaurants, secondary school and popular attractions, including the award winning Mull Theatre and the famous distillery.

DESCRIPTION
The large site has been divided into three particularly generous plots of varying size and are being offered with outline planning permission for detached dwellings with plenty of space for generous gardens. At the top of the site, a shared drive will lead to plots 1 and 2 before continuing down to plot 3, the largest plot with sea views beyond. All three plots are accessed from the Uisken road although we understand it may be possible to create alternative accesses subject to planning approval. The positon of plot 3, which sits below the other two, means all three enjoy far reaching views. The plots benefit from services close by including mains water, and mains electric. Drainage will be via individual septic tanks to be installed by the buyers. Drainage surveys have been carried out by the sellers and each plot will be sold with approved drainage plans. A flood risk assessment has also been undertaken and is available through the selling agents. The maintenance and upkeep of any shared areas such as drives, will be divided between the plot owners. The outer boundary of the site is marked by stob and wire fencing.
