Overage Provision - The Purchaser shall pay the Vendor and their successors 25% of any uplift in value, triggered by obtaining planning permission for development on the property within 30 years from Completion.

Proof Of Identity - Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. Directions - From Tavistock head north towards Okehampton along the A386. After approximately 3.5 miles enter the village of Mary Tavy and take the 2nd left just after Downs Garage. Follow this road for approximately 2 miles over the moor to North Brentor. At the T-junction beside the war memorial turn left and after approximately 20 yards take the first turning left into Darke Lane. Continue past the houses and immediately before the last house on the left turn left up the lane. The gate into the land is on the right-hand side at the end of the 50m long lane.
