A rare opportunity to buy a remarkable modern family home, finished to an extremely high specification, in peaceful surroundings and beautiful countryside close to Broughty Ferry

Description

Ashwood House is an outstanding and substantial modern country house, which occupies an enviable position facing south with very fine views towards Fife and across the River Tay. It was built for the sellers between 2002 and 2004. While modern, it is constructed of brick, block and harl, along with a slate roof, so has a very traditional feel externally. Internally the house is beautiful and well designed, with substantial living space and underfloor heating throughout. It is fully double glazed and has been very thoughtfully designed to make the most of its position and views. The house is surrounded by its own gardens and grounds.

The three principal reception rooms are all arranged off a stunning hall, but the heart of the house is very much a spacious and well equipped open plan kitchen and dining room, with doors out to the terrace and down towards the garden, main pond and grounds. The views is uninterrupted as the entrance and parking are on the other side of the house. At ground floor level there is also a useful utility room, WC and bathroom. Upstairs are five stunning bedrooms, three being en suite and the principal also having a dressing room. A family bathroom serves the two other bedrooms. Behind the house is the Clockhouse. This incorporates a large garage at ground floor level, with the Clockhouse flat above. This is also beautifully presented and can be used as overflow accommodation, or for staff or holiday letting. Surrounding the house are grounds of some 8.65 acres which include fenced paddocks, stables, woods, gardens and a pond, together with a further decorative pond adjacent to the house.

Situated at Parklands of Murroes, which is a group of a small number of four bespoke houses, all with extensive grounds, Ashwood House has been recently refurbished to a very high standard, including the bathrooms with CP Hart and Fired Earth products. The overall effect is quite stunning and although thoroughly modern there are traditional features such as cornicings in the main reception rooms and bedrooms. For buyers looking for a country base further afield Ashwood House has great second home potential, with easy access to Dundee train station and airport (direct flights to London), and to Edinburgh and Aberdeen. It has its own website and has over the years been rented out to professional golfers and high end holiday makers.

The impressive main entrance, with stone walls and a rockery, has electric gates, with a side footgate, which open on to a tarred driveway which leads up through the grounds to a circular parking and turning area, around a raised central lily pond, adjacent to both the house and the Clockhouse.

A more detailed internal description of the house is available under additional information.

Situated to the north of the house is the Clockhouse, similar in style to the main house, harled with a slate roof and electric clock tower with timed lighting. At the ground floor is a superb garage with an automatic up and over door, concrete floor, housing a Worcester oil fired boiler and a separate timber lined WC with washbasin. At the back a wooden door opens to a timber lined porch which leads to stairs up to an open plan loft style apartment. The kitchen area has high gloss units with soft closing drawers and wooden worktops. Fitted appliances include a NEFF four ring induction hob, Beko oven / grill, under counter CATA fridge and a sink. The sitting area has a wall mounted Panasonic TV. Beyond is the bedroom area, while a separate shower room has a large walk in shower with wet walling, WC and pedestal washbasin.

Immediately in front of the house is an Italian style paved and gravelled terrace with shrubs and bushes which is ideal for sitting out, and is linked to the dining room, making it perfect for entertaining. This is bounded by a drystone dyke and steps which lead down to an expansive lawn and hot tub. Beyond is a pond, which has been stocked with fish in the past. There are further areas of garden linking the house to the Clockhouse.

Beyond the immediate vicinity of the house are four watered paddocks with post and rail and electric fencing. In addition there are five areas of woodland with paths, and two wells. A wooden stable block (11.8 m x 3.3 m) has two loose boxes (each 3 m x 3.3 m with water) and a hay store.

There is a second drive, with its own electric gate, leads out to a farm track known as Chapel Road.
