Impressive Georgian townhouse with walled garden.

Description

Berners House is the larger part of a mid 18th Century Georgian townhouse now divided into three separate properties. Grade II listed as being of architectural or historic importance it has many attractive period features including double hung sash windows, open fireplaces, a feature well in the kitchen and brick floors. The house has been in the same family ownership for around 45 years and was refurbished in the last decade.

The accommodation, which extends to approximately 2,282 sq ft is laid out over two principle floors with a lower ground floor and an attic storey. The entrance door leads into a small hallway with cloakroom to one side and then into a reception hallway with open fireplace and stairs to the first floor and down to the lower ground floor. To the left of the hallway is a light and beautifully proportioned main sitting room with tall ceilings and a bay to one end with floor to ceiling sash windows and a pair of French doors leading out into the garden. Beyond the hallway is a further small study and deep cupboard/store room.

The main bedroom at first floor level also has a bay with three sash windows and an open fireplace together with built in wardrobes. There are three further bedrooms, a family bathroom with separate shower and an en suite bathroom with roll top bath on the top floor.

On the lower ground floor the kitchen has exposed brick flooring and an original well. There are wooden kitchen units with a coloured composite work surface and inset sink, a separate movable wooden island seating unit and a two oven Rayburn range cooker (which also supplies heating and hot water). Also on this floor is a snug sitting room with gas coal effect fire and a further storage room and study. The accommodation is shown in greater detail in the attached floor plans.

Outside
The house is set back from Mill Hill with a block pavioured driveway with space for up to three cars, a mature Yew tree and further planting. Wrought iron gates to one side lead though into a very private walled garden with shrub and herbaceous borders, a lawn and brick paved area. The garden can be accessed either from the main sitting room French doors or from a flight of steps leading up from the kitchen which land at garden level into a covered seating area.

In all about 0.09 of an acre.
