Situation
A useful block of pasture/meadow land, arranged in two parcels and strategically located on the western edge of Patrick Brompton, with road frontage to the A684.
The popular village of Patrick Brompton is situated on the A684 between Bedale (4 miles) and Leyburn (7 miles). The land is located between the former garage site, the Green Tree Public House and the Grade I Listed St Patricks Church.

Description
Approximately 6.21 acres of pasture / meadow land arranged in two small parcels.
Lot 1 (shaded red) comprises the western parcel which extends to approximately 4.57 acres and can be accessed directly off the A684. Please note that the blue land is excluded.
Lot 2 (shaded yellow) comprises the eastern parcel of land which totals circa 1.64 acres and can be accessed via the private track from the village adjacent to Kirkpatrick.

VAT
Any guide prices quoted or discussed, are exclusive of VAT. In the event of the sale of the property, or any part of it, or right attached to it becoming a chargeable supply for the purposes of VAT, such tax will be payable in addition to the purchase price.

Ingoing Valuation
Whilst no in-going valuation is anticipated the vendor reserves the right to charge for any growing crops, cultivations, stocks and stores including enhancement if applicable.
