The land extends to approximately 141.23 Acres (57.15 Ha) and is split between 6 enclosures shown shaded green the sale plan, 4 of which would be considered arable quality and extend to approximately 69.09 Acres (27.96 Ha) with one the other 2 extending to approximately 69.35 Acres (28.06 Ha) being rougher grazings.

The land is designated by the land classification for agriculture scale (LCA) as primarily grade 3.1 with a small area of grade 3.2. The rougher area is primarily grade 4.2 and then 6.2/6.3 as it progresses eastwards beyond internal access road.

Grade 3.1 land is regarded as being capable of producing consistently high yields of a narrow range of crops and/or moderate yields of a wider range, while grade 3.2 is capable of average production though high yields of barley, oats and grass can be obtained, grass leys being common across both.

Grade 4.2 is regarded as capable of producing a narrow range of crops, primarily on grassland with short arable breaks of forage crops while 6.2/6.3 is regarded as only capable of use as rough grazings.
