Farmhouse with land and buildings.

Description

Burnroot Farmhouse is an attractive and traditional country property, occupying a very convenient position with easy access on to the A90. As the name suggests it was a farmhouse on a local estate. It faces southeast, with its own paddock in front, and a grassed bank to the side. To the rear are some outbuildings and behind is a useful agricultural storage shed. The house is brick built with a slate roof and is a property that offers considerable potential. It was last occupied about six years ago, but still retains much of its original period character. The external windows are double glazed other than the back hall.

A partially glazed wooden door opens to a timber lined hallway with an understair cupboard. Off this are two reception rooms, each with tiled fireplaces, and a bedroom. The kitchen has fitted units with a sink, electric cooker point and extractor. Beyond this the back hall has a rear door, while the useful downstairs shower room has a washbasin and WC. Stairs lead from the hallway to the upstairs landing which has two timber lined walk in stores. Off this are two coombed bedrooms, each with front facing dormer windows and tiled fireplaces.

The garden in front is mainly down to grass with shrubs. To the side of the house is a corrugated storage shed (6.9 m x 4.5 m), while behind are some brick built stores (4.4 m x 2.9 m x 1), one formerly a laundry. In front of the house is a grass paddock, running between the access road and the burn. On the other side of the burn is a grassed bank. Behind the house is a range of agricultural buildings, part stone built with a corrugated roof (4.8 m x 6.1 m), and part steel framed and block (10.9 m x 20.9 m (approx.)), again with corrugated roof cladding, and a part concrete floor.

While the sellers own adjoining land and buildings the garage on the other side of the access from the house and the timber framed barn behind the agricultural shed are not included.

Location

Burnroot Farmhouse is situated close to the town of Laurencekirk and the A90, in an area known as the Howe of the Mearns, which is sheltered from the coast by the Garvock Hill. Inland lie the glens. Laurencekirk provides shopping, local services, primary and secondary schooling together with leisure facilities at the Mearns Community Campus. Montrose and Stonehaven provide more extensive facilities. Lathallan at Johnshaven is a well known local private school.

The A90 dual carriageway provides fast and easy access north to Aberdeen and south to Dundee and on to Perth. There are railway stations at Laurencekirk and Montrose offering east coast mainline services. Aberdeen Airport provides a range of domestic and European flights. Journey times to Aberdeen and its airport have been much reduced with the opening of the Aberdeen Western Peripheral route.

The area is well known for its wide range of outdoor pursuits. There is a renowned 18 hole golf course at Edzell and a Country Club within the Glenesk Hotel. Other local courses include Montrose, Auchenblae and Brechin. Salmon fishing can be taken on the North and South Esks, while the River Dee and Deeside are easily accessible over the scenic Cairn o ’Mount road (B974). Nearby beaches are found at St Cyrus, Montrose and Lunan Bay. The Angus glens offer some of the finest hill walking in eastern Scotland. There are lovely forest walks in Inglismaldie Forest.
