Description

Newhouse of Balgavies is an outstanding modern country house. Dating from 1986 it was built to a high level of specification with an indoor swimming pool being added a little later. It occupies a lovely situation on the edge of the wooded policies of Balgavies, and was designed to make the most of its position, being screened by mature trees, but affording views out over surrounding countryside. It is an attractive and harled, single storey property with a tiled roof, fully double glazed with mains gas central heating. It was acquired by the sellers in 2003. It is approached by a tree lined and tarred drive which leads past the paddock and over a cattle grid, to gravelled parking and turning areas adjacent to the house and garage. Steps lead to a glazed front door with side lights which opens to an entrance vestibule. Off this is a useful WC with a Roca washbasin. An inner glazed door opens to the spacious open plan dining room / sitting room - a very fine, split level room with wooden flooring. The sitting area has a door to the garden, fireplace housing a Swedish Bodart & Gonay wood burning stove, a picture light and fitted Bowers & Wilkins speakers. Location

Newhouse of Balgavies is situated in scenic rolling farmland within the Lunan Valley some 6 miles east of Forfar, in the county of Angus. There are attractive views south towards Dumbarrow Hill. The Angus Glens, which reach deep into the Grampian mountains, are to the north. The Angus coastline is only around 9 miles to the east.

Angus is well known for its range of outdoor pursuits. Fishing can be taken on the North and South Esks. The Angus Glens provide some of the best hill walking in eastern Scotland, together with skiing at Glenshee. Fly fishing is available locally at Rescobie Loch. There is a local golf course at Forfar and Carnoustie is within easy driving distance. There are pleasant sandy beaches at Lunan Bay and at St Cyrus, which is a nature reserve. In addition there are red sandstone cliffs north of Arbroath, home of the famous smokie. The nearby Balgavies Loch is also a nature reserve and there are walks in Montreathmont Forest. The Murton Trust visitor farm and tearoom is located close by, as is Sinclair’s Kitchen at Foresterseat, which is a well known local restaurant.

There are primary schools at Aberlemno and in the villages of Letham and Friockheim, where there are also local shops. The towns of Arbroath, Brechin and Forfar, the county town, provide more extensive shopping, together with secondary schooling, leisure centres with swimming pools, and business facilities. Private schooling is available at Dundee High School with a bus from Forfar.

The A90 dual carriageway is easily reached at Forfar and at Brechin, and provides fast access to Dundee, Perth and central Scotland, and north to Aberdeen. Journey times to Aberdeen have been greatly reduced with the opening of the Aberdeen Western Peripheral Route. Both Dundee and Aberdeen provide all the services expected of major cities, while Perth and Edinburgh are also within reasonable driving distance. There are east coast mainline railway stations at Arbroath and Montrose, with a sleeper service. Aberdeen and Edinburgh airports provide a range of domestic and international flights and there are services from Dundee to London City.

Directions

From the south take the A90 north from Dundee, and proceed into Forfar. Then take the A932 signposted for Arbroath. After some 5.5 miles, and just after passing Balgavies Loch Nature Reserve, turn left, signposted Pitkennedy and Brechin. Proceed for 0.5 miles and the turning will be seen on the right, through the stone gate piers, signposted Balgavies House and Newhouse of Balgavies. Proceed up the tarred drive, continuing straight ahead.

From the north on the A90 take the second turning for Brechin, adjacent to Brechin Castle Centre (A935). Before reaching Brechin turn right on to the B9134, signposted for Aberlemno. After one mile take the second turning on the left, which is signposted for Pitkennedy. Proceed for 5.2 miles and at the T junction turn left, signposted Letham and Forfar. After 0.6 miles proceed straight over the crossroads with the B9113. The turning into Newhouse of Balgavies will be seen on the left after 0.4 miles and then proceed as above.
