A beautiful Georgian manse
Location
Craigentor House has a wonderfully private setting amongst almost 3 acres of mature grounds on the north side of Gilmerton which is a small village at the foot of the Sma' Glen. It has a lovely rural setting but is only 2 miles and 16 miles respectively from Crieff and Perth.
Crieff has supermarkets, independent shops, galleries, cafés and restaurants as well as legal services, a cottage hospital and health centre. The Strathearn Community Campus based at Crieff High School has excellent facilities aimed at the local community and Crieff Hydro attracts visitors of all ages with its leisure facilities and restaurants. Gleneagles and its golf courses are only about 11 miles south. More locally there are golf courses in Crieff, Muthill, Comrie and St Fillans. There are endless opportunities to enjoy the outdoors on the nearby hills and lochs. Beautiful walks in and around the Sma' Glen, Glen Quaich, Loch Freuchie and the River Almond are all on the doorstep.
The nearest train stations are at Perth, Gleneagles and Dunblane. In addition to the international airports at Glasgow and Edinburgh, Dundee Airport (about 37 miles) has daily flights to London. There is an excellent choice of private schooling nearby with Ardvreck and Morrison's Academy in Crieff and Craigclowan, Strathallan, Kilgraston and Glenalmond all within easy driving distance.
All distances and travel times are approximate.
Description
Craigentor House was built in 1836 for the retiring minister of Monzie Kirk. With its bow fronted windows, fanlights, painted timber fascias and warm pink sandstone, it has a particularly pretty façade. The property is B Listed and its Georgian features and proportions give the house wonderful character internally and externally. The timber lined entrance vestibule with its chequered floor tiles opens to a welcoming reception hall. The drawing room and dining room are on either side of the hall with bowed French windows filling the rooms with southerly light. The drawing room has, a wood burning stove and access to a charming hidden study. The dining room with its pretty fire surround and gas stove is a perfect for entertaining. Behind is the open plan dining kitchen which has French windows to the garden. The kitchen has a central island and a four oven scarlet AGA as well as room for comfortable seating and a dining table. On the ground floor there is also a WC and utility room.
On the first floor the principal bedroom overlooks the front garden and has an en suite shower room and dressing room. There is also an en suite guest bedroom and one further bedroom and a family bathroom on this floor. On the second floor are three surprisingly bright and spacious bedrooms as well as a shower room. There is plenty of storage in the eaves.
Office
Integral to the house but with its own front door is the office which currently consists of two rooms and a WC on the ground floor with a staircase to one large room above. Subject to obtaining the relevant consents this part of the house could be adapted to form an independent cottage for a relative or for letting purposes. It is already ideal for buyers who run a business from home and have a specific requirement for office space.
Outside
The entrance to Craigentor is through an old stone wall with white painted wrought iron gates. Mature trees and rhododendrons line the private driveway which leads to a gravel turning circle at the front of the house and also to parking beside the garage at the rear. The grounds extend to about 2.86 acres with the Bog Burn running down the eastern boundary. Beautiful old trees and well established shrubs provide almost total privacy in the garden which is mainly lawn.
Walled garden plot (available separately)
To the northeast of Craigentor House is the former walled garden which extends to about 0.69 acres and is outlined in blue on the sale plan. The site is now grass with conifers. Planning permission is being sought (awaiting approval) for the construction of a 1 3/4 storey house deigned by The James Denholm Partnership. Access will be taken from the road which serves the neighbouring properties behind Craigentor House. Services have been brought up to the site. From the walled garden there is direct access to Milquhanzie Hill and endless walks beyond.
