Fabulous country location on the very edge of the city.

General Remarks And Location - Stencoose Farm has been in the same family ownership for almost 100 years and its availability to the market is a rare opportunity. It lies in the beautiful Kenwyn valley seemingly "miles from anywhere" but literally on the doorstep of the city and easily accessed. It comprises a large character farmhouse adapted to provide a 4 bedroom main unit and a separate 1 bedroom cottage but it could easily be reinstated to one very large house with 5 bedrooms and several reception rooms. It is basically modernised but offers scope for further improvement and renovation. There is an extensive range of traditional farm buildings including one barn approximately 100 ft in length and three barns have planning consent for residential conversion. Other buildings may well offer scope for development. Access is via a private farm lane and the whole farmstead is surrounded by over 3 acres acres of land.

The property is accessed from the minor road leading up through the Kenwyn valley to Tregavethan from the hamlet of Boscolla. The valley is notably unspoilt and with little or no new development it is a haven for walking and wildlife. The various amenities of the centre of Truro are just over a mile from the property whereas the nearby environs include the Royal Cornwall Hospital, Richard Lander School, Truro College, Truro Prep School and the Primary School at Threemilestone. The Truro Golf Club is virtually on the doorstep whilst out-of-town stores include Homebase, Currys's/PC World, Next, Argos, Pizza Express and a host of other outlets.
There is access to the A30 at Chiverton Roundabout (about 4 miles) and hence easy access to all parts of the county including north and south cornish coasts.

The Farmhouse & Cottage - This is a very interesting old building with many character features. It is largely of stone construction under a slated roof and whilst basically modernised there is enormous scope to refurbish the property and create a very desirable family home with an adjacent smaller cottage for letting or a family member. Many of the windows have replacement double glazing.
