SITUATION Little Meadow is situated on the edge of the village of South Brent which stands in the valley of the River Avon under the southern foothills of the Dartmoor National Park and on the northern edge of the South Hams, 15 miles from the centre of Plymouth. Although this is a secluded spot, the A38 dual carriage expressway which connects to the M5 Motorway and national road network is just a short distance away to the south-west.
The village has a strong community with three Churches, a Primary School and a wide variety of shops. There are well regarded community colleges at Totnes and Ivybridge, approximately 8 and 5 miles distant respectively and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast along with the south-west coast path are all within easy reach.
DESCRIPTION Extending to approximately 1.14 acres (0.46 hectares), as outlined in red on the enclosed site plan, the land is predominantly level and in places gently sidling in a south-easterly direction. Little Meadow is bound by mature hedgerow trees with frontage to the stream water supply along the northern and eastern boundaries.
The access to the land is directly from the county highway which is known as New Orchard Road and through a vehicle width steel gate. The land is potentially suitable for equestrian, recreation and amenity or other alternative uses, subject to obtaining the necessary planning consents. Whilst the land hasn't been registered as organic, it has benefited from organic management for a number of years and in the past the land has been lightly grazed and a cut of hay has been taken once a year.
