There are fabulous views from the top of the Common towards the Black Mountains, Shropshire Hill and Malvern Hills, and it is a perfect location for those seeking peace and tranquillity. Mistletoe Cottage
*Historically, Mistletoe Cottage is thought to originally date from the 1650’s but has been extended over time to create a good sized and comfortable home.
*On the first floor there are 2 double bedrooms; the main room with fitted wardrobes, access to under eave storage and beautiful window shutters, and a lovely family bathroom with painted beaded board detailing and a traditional fitted white suite in keeping with the nature of the property. All the floors are of stripped pine and there are a number of exposed and painted beams.
*A beautiful, triple aspect sitting room, with part wood panelled walls features a Jotul wood-burning stove to keep things cosy during the colder months. There is also a separate dining room with original inglenook fireplace inset with wood-burning stove, and a recess for what would have been the old bread oven.
Mistletoe Cottage Ctd
*There is a glazed entrance hall and good-sized rear porch/boot room, which has a useful, adjoining workshop/storeroom.
*A stripped pine stable door leads into the kitchen, which has an electric freestanding cooker and hob, fitted cupboards, a dishwasher and a washing machine, with a further door leading to the utility/pantry room, where there is further storage and space for a fridge and a freezer.
*The study is situated off the utility room and offers a flexible space, which could also easily become a 3rd double bedroom if required.
*The cottage boasts a huge amount of character and is in excellent condition throughout.
The Outside
*Accessed over Westhope Common, the property has 2 of its own private gateways, which give access to both the front and the back of the cottage.
*At the rear is a curving gravelled driveway leading to an ample parking area by the house, which gives access to a post and railed fenced concrete yard with 2 good sized timber stables and a lean-to tack room/feed store. There are also 2 pole barns and several useful storage sheds.
*There are 2 gently sloping paddocks, both stock fenced, and a lovely small area of spinney. In total, the property in all extends to just over 2.5 acres.
*The grounds surrounding the house are mainly laid to lawn, with a separate area of more formal gardens including numerous flower beds and shrubs and productive raised beds for vegetables and a variety of fruit trees, including damson, plum, cherry, cooking and eating apple.
Access
The cottage is accessed across Westhope Common and although a 4-wheel drive vehicle or SUV is not essential, it is likely to be desirable. The tracks leading to the property are grassland common with part-stone tracks, and cars with low ground clearance will find parts difficult. It’s possible that a new owner could extend a stone track to the property if required.

Directions
We recommend using HR4 8BU (SatNav) to take you to the village of Westhope. Once in the village, continue on the lane uphill out of the village, and keep left at the first junction proceeding uphill. Towards the top, the road will fork and you need to stay to the left and continue on this lane for a short distance where the road will turn into a track. Continue over the cattle grid and you are now on the Common.
Directions Ctd
The What3Words address will take you to the property now, or follow the track to the top of the hill and continue as it bears left. After a short distance there will be a grass track on the right, which takes you towards a large Oak tree with some smaller Oak trees around it. Head for the tree and once past it take a right turn once you hit another grass track. Follow this track past the bracken and scrub on your left and at the end of this there will be a track on your left heading down hill. Take this track to the bottom (staying to the right of some small trees) and Mistletoe Cottage should be in front of you.
