BENNET SAMWAYS are delighted to offer for sale this beautifully appointed detached stone cottage nestled in the valley within this highly picturesque hamlet of Milldale. Situated in 0.88 acres in total, there is a formal garden and 0.69 acre semi-woodland paddock with detached stone garage combining an ancillary annex above. Stunning views and walking distance of Dovedale in the Peak District National Park. The gross internal area is approximately 1,350 sq.ft.
This immaculately presented country home offers modern and tasteful accommodation with character features which enjoys an elevated position on the outskirts of the village.

Interior - Approached from an entrance porch leading into an open plan refitted bespoke kitchen with family area. Split level with a cottage style complete with wooden worktops and Aga (available by separate negotiation). There is feature Travertine flooring, and a handy utility and guest cloakroom. The dual aspect sitting room has the benefit of an inset fire, with log burner stove for those cosy relaxing evenings at home.
On the first floor there is a impressive master bedroom with gorgeous views up the valley. Two further bedrooms, and a luxury fitted bathroom with freestanding bath.

Exterior - Situated on an imposing elevated position with landscaped gardens and beautiful dry stone walls. A large driveway creating ample parking and a pathway with steps leading to the main house with lawn gardens. Approximately 0.19 acres. The rear garden has a garden office/summer house with decked area, and display borders packed with a variety of herbaceous perennials. Separated by a pathway and dry stone walls is a semi-woodland paddock of 0.69 acres, and a detached stone garage with conversion to the first floor with rooms above benefitting from its own driveway, and area for 'al fresco' dining.

Locality - A delightfully positioned picturesque hamlet, comprising of only a dozen or so cottages, at the northern end of Dovedale. It is approximately 7 miles from Ashbourne. It attracts walkers like few other places of its size in Britain. Most come to explore the beautiful Dove Valley, with its famous Stepping Stones, and strange rock formations, but there are many other excellent walks in the area that either start, or pass through Milldale.

A note from the owner - We have really enjoyed our time living in Milldale. There are many stunning picturesque walks right from the front door, we love to spot the wildlife and have seen owls, kingfishers, herons and even deer! Big dark night skies where star gazing is a must! But our most favourite thing is to wake up to the sound of complete silence only interrupted by the glorious sound of birdsong.

Agents notes - Council Tax: East Staffordshire District Council & Band E
Services: Mains mains water, mains electricity, LPG gas, private drainage and internet broadband. Tenure: Freehold.
Further notes - Private drainage with own septic tank to the property. The property is located in the Peak District National Park which is a conservation area. Planning permission would be required to make the annex into a holiday let.
