A substantial and wonderfully positioned Eco-home with superb living space in a popular coastal village.

Location

Situation
Burnham Overy Staithe is arguably the most sought after village along the North Norfolk coast. Relatively small compared to the nearby Brancasters and Burnham Market, the village retains an unspoilt feel yet with the amenities expected for a
coastal lifestyle. It has a thriving gastro pub, The Hero, and traditional Chandlery, Burnham Overy Boathouse, which offers boat storage, boat repairs and kayak hire. There is brilliant sailing from the tidal harbour and the coastal path leads you to sandy beaches linking through to Holkham. There are excellent walks across the marshes and long sandy beaches. Both Overy Town and Overy Staithe lie on the River Burn, and until the end of the Middle Ages trading ships were able to reach the village of Burnham Overy Town. Whenever a ship arrived, a gong would be sounded at the top of Gong Lane in Burnham Overy Staithe and this alerted the farm workers to unload the incoming goods.
Burnham Market, which is two miles away, is regarded as the central location along the North Norfolk coast and has a village green surrounded by 18th century houses. It has an extensive range of shops and restaurants including the renowned Hoste Arms, Socius and Number 29. The market village includes a wine merchants, famous fish shop, two book shops, doctors’ surgery, dental surgery, pharmacy, primary school and post office as well as a butchers and delicatessen. The town of Holt, the home of Greshams public school, is about 17 miles.

Description

The Property
Edgefield is an exceptional coastal eco-home. The property is a blend of British design and German engineering, by Meisterstueck- HAUS, with the use of passive house technology. Features of this include a ground source heat pump, and a heat recovery and ventilation system controlling air temperature and quality, with clean air entering the system approximately every 20 minutes.
The design of the house perfectly complements the eco credentials, with architectural detail throughout and to a design that works with the setting and surroundings. The living space is predominantly open plan, with brilliant natural light and orientated around a south facing courtyard garden. This is accessed via sliding glazed doors from the superb kitchen breakfast/living room, a wonderful, vaulted ceiling space for everyone to converge on, with clever use of the space with mid-height partitions between the dining and TV area, large island and brushed steel units alongside an electric Aga. Sliding glazed doors to both the west and east aspect enable the room to open up to the outside. Other space of note is the staircase hall, with contemporary cantilevered staircase, open plan to a spacious dining area.
The staircase leads up to a quite brilliant reception space, again with vaulted ceilings and with a comfortable living area, with floor to ceiling glazing and sliding doors out to a balcony with far reaching coastal views across marshes towards Brancaster and Scolt Head Island. The first floor hosts the principal bedroom, with floor to ceiling windows and en-suite dressing room and bathroom with steam room. A further guest bedroom with en-suite is at the opposite end of the house.
Further bedrooms are on the ground floor, with two double bedrooms divided by a bathroom. The study could provide a further double bedroom if required. There is storage throughout the house, and useful utility, WC and larder. Alongside the architectural merit and eco-friendly running, the house has integrated technology with an IPad or phone, controlling the heating, lighting, blinds, ventilation and timers, which also adjust automatically depending on the internal temperature of the house.
Annexe & studio
Detached from the main house, but with the same eco credentials, is the annexe. This purpose built building has a ground floor comprising a sitting room, part of which is plumbed for a kitchen, two double bedrooms and a bathroom. The major surprise is stairs leading down to a lower ground floor level and a sound proofed studio of 24’10” x 17’5”, which the current owner uses as a music studio. The space could be utilised in many different ways such as a cinema, games room or gym.
Gardens
The house is approached over a gravelled driveway, with steel weaved fencing at the entrance, leading to an area of parking for several cars, with an electric hook up installed for car charging.
The initial gardens around the house have been landscaped with the use of steel edging, distinctive flint gabions, and well stocked borders including Russian sage, nepeta and assorted shrubs. The wonderful south facing courtyard, with stone paving, is the perfect area for outside dining and entertaining.
A large expanse of lawn is to the east of the house, sweeping away to the boundary, with wild flower areas, fine trees, useful timber outbuilding and space for the storage of coastal kit such as kayaks or boats.
