General information A beautifully situated plot of land approaching 2 acres (STS), in a stunning countryside setting, with planning permission granted for the erection of four detached properties with the accommodation of 11,200 square feet. The title will either need splitting to remove the built dwelling or the current owner is open to including this subject to further negotiation.

The planning permission was first granted in 2002 and the current owner has built one of the five dwellings. There is a certificate of lawfulness granted in June 2021, which is for the other four to be built, in accordance with planning permission C01/1000 and C04/0022.

Where? The site is situated in the small village, Cransford, a civil parish in the East Suffolk district, in the English county of Suffolk.

The property is on the outskirts of the historic market town of Framlingham known for its Twelfth Century Castle and Church, the Market Hill and is surrounded by a range of interesting independent shops and a variety of restaurants. It is also the site of a twice weekly market selling fresh fish, bread, fruit and vegetables. The highly regarded Sir Robert Hitcham's primary school and Thomas Mills High School are also in the town.

Suffolk's Heritage coast is within a short drive with the town of Woodbridge being approx.12 miles and Aldeburgh being approx.13 miles.

The County Town of Ipswich lies some 20 miles to the south west with a mainline railway station with direct links to London Liverpool Street. Wickham Market, Melton, Woodbridge and Saxmundham all have stations on the East Suffolk Line.

Ipswich enjoys good road commuter links with the A12 and A14 dual carriageways both serving the town. The A14 provides access to Britain's busiest container port – Felixstowe some 12 miles south east with Cambridge and the Midlands in the north west. The A12 links with Essex and London in the south west.
