A SPACIOUS & GRAND 6 BEDROOM VICTORIAN FARMHOUSE Located on the outskirts of Montrose near Dun, this family home is dated back to 1890 and has been owned by a farming family since 1966 and passed down a generation to the current family owners. It is no longer a working farm the farmhouse is set in approximately 0.75 acres of ground. The house itself is approximately 330 square meters in size.
Entering the house from the front door you immediately feel the grandeur with the beautiful wooden balustrade staircase sweeping to the upper accommodation, the house oozes many period features such as traditional architrave doorframes, ornate ceilings and roses, ceiling coving, deep skirtings, ornate fireplaces, and radiators. It has delightful views overlooking the countryside towards Montrose and the sea beyond.
This really must be viewed to appreciate the old charm with lots of potential. It is a cared for home with most windows double glazed, a modern oil central heating system, internally it would benefit from some decorative refurbishment for modern living. The rooms are of a generous size, there is the formal drawing room with beautiful front bay window and feature fireplace, a formal dining room which could easily become a ground floor bedroom if required. A living room with working fireplace and double doors leading from here to a sunroom with patio doors overlooking the garden grounds.
Next is the generous size family dining kitchen with original stone flooring and has ample space for dining and seating. The country style kitchen area is fitted with a modern range of base and wall units with coordinated work surfaces and splashback tiling. A feature of the room is the Rayburn stove fitted into what used to be a fireplace with wooden mantle, tiled inlay, and hearth. There is an integrated dishwasher, electric oven, ceramic hob, and concealed extractor fan. Doors from here give access to the utility room, hallway and additional carpeted rear staircase giving access to the upper accommodation.
The spacious utility room is fitted with a range of base units and work surface, it has two enamel Belfast sinks with shelving above, two wooden pullies for airing laundry and an American style fridge freezer which can remain as part of the sale. The boiler is located here and there is a convenient shelved storage cupboard and an external door to the garden.
Back into the rear hallway where there is side door entry into an entrance vestibule. The rear lobby has natural light cascading through a sky light window and a useful shelved storage cupboard. There is a boot room with a window looking into the vestibule and leading from here is a convenient WC which consists of a two-piece suite with ample space to convert into a shower room if desired.
Up the front carpeted staircase to the mid landing which has a terrific storage space perfect for typical loft items but could also be converted into a soft play area for children if desired. From here the staircase divides the front and rear wings by a few steps at each side where there are three bedrooms in each wing.
Up a few steps to the main front landing where there is a skylight cascading natural light into the stairwell and to three generous size bedrooms including the master with en-suite shower room and a box room next door being an ideal dressing room or would make a great home office.
Across the landing to the rear wing, there are a further three bedrooms and the family bathroom, along with a staircase taking you down to the dining kitchen.
All blinds, curtains, light fittings, and floor coverings will be included in the sale and extra furnishings can be included under separate negotiations if desired, (excluding the dining furniture). The property would benefit from some upgrading and would make a lovely home for a growing family.
