Rarely in these current market conditions does such a home become available for sale. The Longhouse enjoys an enviable, elevated, yet private location which affords magnificent views over the surrounding fields and countryside, encompassing Dartmoor in the distance. As its name suggests The Longhouse is a fine example of a traditional Devon Longhouse set within grounds of just over 9 acres of good quality pasture land with a small area of natural woodland to the southern boundary. Within the large pasture paddock is a detached stone outbuilding arranged as two large loose boxes and one large adjoining tack/feed room.

The house itself sits comfortably in mature south facing gardens and a pathway leads to the enclosed orchard which incorporates a productive vegetable garden. Having the benefit of a new roof within the last 5 years the well-arranged accommodation is set over two floors. The Ground Floor offers a characterful Sitting Room with traditional fireplace and multi fuel room heater and bread oven. A door leads to an additional Reception Room which the current vendors use as a Games Room, but of course could lend itself to various uses. A generously proportioned Dining Room offers a Stanley cooking range, fired by LPG which also provides the central heating. The Kitchen offers LPG gas hob, plumbing for dishwasher, range of units and a useful larder. Finishing the ground floor accommodation is a Utility Room with plumbing for washing machine, a plant room for the water filtration system. Separate w/c. There are a number of period features in addition to the traditional fireplaces and these include ledged cottage style doors and some heavy timber beams to the Sitting and Dining Rooms.

OUTSIDE
A private driveway gives access to a double car port and a further garage to the far side of the house. In addition there are some smaller stone outbuildings at the foot of the drive which are being used as a log and garden store. South facing front garden with mature shrubs and plants, orchard and vegetable plot, all of which adjoin the large field. In total, the grounds and small woodland amount to just over 9 acres and ensure the property retains its privacy and seclusion.

LOCATION
The sought after village of Swimbridge offers a good range of amenities including excellent Pre-school and School and popular pub. The village is within 5.5 miles of Barnstaple town centre with a further range of shops, banks and leisure facilities. The prestigious West Buckland School is some 2.5 miles away. The North Devon Link Road is also convenient and a branch railway line links Barnstaple with Exeter St. David’s and Exeter Central for the excellent shopping facilities. Also close at hand are the villages of Gunn, Goodleigh and Landkey with its village shop and post office.
Upon entering Swimbridge from Barnstaple proceed down the hill taking the first left hand turn and continue up Station Hill. Follow the road out of the village following signs to Gunn. At the very top of the hill you will reach a grassed island, and a signpost to Tordown. Turn right at this junction and after a 1/4 of a mile The Longhouse drive will be seen directly in front of you.

Alternatively you can approach from another direction by taking the Goodleigh Road out of Barnstaple and continue for approximately 1.7 miles. Take the right hand turning signposted to Goodleigh and continue on this road passing through the villages of Goodleigh and Gunn. On leaving Gunn and immediately after passing the church, turn right and follow this road until reaching a T-Junction where you turn right. Proceed to the green island triangle where you bear left towards Tordown (signposted). After a 1/4 of a mile The Longhouse drive will be seen directly in front of you.

Please do not rely on Sat Nav for the final part of your journey as it will take you to an alternative property.
