SITUATION The land is situated to the east of the village of Drax, and is approached from the centre of the village via Church Dyke Lane where the land is situated on the right hand side. The land is cross hatched red on the attached reference plan.
 

THE LAND This consists of a single field being Field No. SE 6726–8809pt, extending in all to 45.69 acres or thereabouts, with access off Church Dyke Lane.The land is classed as Grade 2 on the Land Classification Map for England and Wales and is currently cropped with Winter Barley, and will be left in stubble after Harvest 2021.

LOT 2 (MARKED BLUE) 15.02 ACRES OF ARABLE LAND ADJOINING HALES LANE, DRAX  

SITUATION The land is situated to the south of the village of Drax, and is approached from the centre of the village via Castle Hill Lane, then turning right into Hales Lane where the land will be found on the left. The land can also be approached from the Drax Power Station Roundabout via Main Road, and turning right into Hales Lane, where the land is then situated on the right after Wade House Lane.
The land is as cross hatched green on the attached reference plan.
 

THE LAND This consists of a single field being Field No. SE 6725-2183 extending in all to 15.02 acres, or thereabouts with access from Hales Lane.The land is classified as Grade 2 on the Land Classification Map for England and Wales, and is currently cropped with Sugar Beet for Harvest 2021, and the land will be left uncultivated after the lifting of the growing crop.

THE LAND This consists of part of a single field being part of Field No. SE 6727-5617pt, extending in all to 20.96 acres or thereabouts, with access from Carr Lane/Redhouse Lane at the junction with Main Road.
Please Note: An area extending to 4 acres or thereabouts between Main Road and Woodcock Wood to the south of the land being sold, but currently part of the field is being retained by the Owners.

The land is cross hatched purple on the attached reference plan. 

THE LAND This consists of part of a larger field, being part of Field No. SE 6727 – 3004pt, and extending to 5.50 acres or thereabouts with access from Wren Hall Lane.
Please Note: The land for sale is part of a larger field, and the southern and eastern boundaries are marked by demarcation posts in the growing crops, and the remainder of the field is in third party ownership, and not included in the sale.

The land to be sold is classed as Grade 2 on the Land Classification Map for England and Wales, and is currently cropped with Winter Barley and will be left in stubble after the 2021 crop is harvested.

SITUATION The land is situated to the West of the village of Drax, and is approached from the centre of the village by taking Main Road to the Drax Power Station roundabout, and taking the first exit onto the Drax/Airmyn Link Road (A645), towards Goole where the land is situated on the right after 100 metres. The land is cross hatched orange on the attached reference plan.
 

THE LAND This consists of a single field being Field No. SE 6626 – 5625, extending in all to 1.16 acres or
thereabouts, with frontage to the Drax/Airmyn Link Road. The land is currently fallow and overgrown, although has been down to grass in the past. The land is sold as seen in it's overgrown state.
 

GENERAL REMARKS  

BASIC FARM PAYMENT Basic Farm Payments entitlements are included in the sale of Lots 1-4. There are no entitlements in respect of Lot 5.

The following number of entitlements will be transferred to the Purchaser to enable them to claim the Basic Farm Payment in 2022.

DRAINAGE RATES Drainage rates are payable to the Selby Internal Drainage Board in respect of all Lots and liabilities for future rates, will become the responsibility of the Purchaser from the date of completion.
 

SCHEDULE OF LAND AND ACRES National Grid numbers and areas as identified on the Rural Land Register have been used in
the schedules of the Land, and are for reference purposes only. They are believed to be correct but the Purchaser/s shall be deemed to have satisfied themselves by inspection, and measurement or otherwise that the description contained in these particulars describes the property, and any errors or misstatements shall not annul the sale or entitle the Purchaser to any compensation.

There are currently investigation works being carried out by National Grid in respect of a proposal to lay underground electricity cables into Drax Power Station, and such investigations currently affect Lots 3 and 4, and further information is available from the Selling Agent.

The land is sold subject to all rights, rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations, easements, quasi-easements and all existing and proposed wayleaves and masts, pylons, stays, cables, drains and water, gas and other pipes whether referred to in these particulars or not.

EXCHANGE OF CONTRACT AND COMPLETION Exchange of Contracts for each Lot shall be within 28 days of acceptance of a Tender with legal completion on the 1st October 2021.

Vacant possession of all Lots will be given upon completion. There will be a right of hold over until 30th November 2021, to lift the potato crop in Lot 3 and for the lifting of the sugar beat crop in Lot 2 if required.
 

VIEWING The land may be inspected at any reasonable time upon receipt of these particulars.
