LOT 1 (red) - Guide Price - £500,000

An attractive parcel of arable land forming an L-shape to the west of Mill End which lies either side of the Kingswoodbury Tributary. Direct access is onto the public highway. In all extending to approximately 24.43 hectares (60.37 acres).

 LOT 2 (blue) Guide Price - £85,000

A good size parcel of land planted with a conservation mix with extensive road frontage and a gated entrance onto the public highway. In all extending to approximately 3.47 hectares (8.57 acres).

 LOT 3 (green)

A triangular area of land planted with a conservation mix to the south of the Kingswoodbury Tributary. In all extending to 1.31 hectares (3.24 acres).

Basic Payment Scheme

The farmland is registered with the Rural Payments Agency for the Basic Payment Scheme and all the relevant Basic Payment Scheme Entitlements will be included in the sale. The claim for the current year will be retained by the Vendor and the Vendor agrees to use all reasonable endeavours to transfer the Entitlements for future claims to the Purchaser. The Purchaser will be required to provide an indemnity to the Vendor in respect of any breaches of cross compliance rules until 31 December 2021.

Planning

Under the East Herts District Council adopted Local Plan, the land is classified as being in the Rural Area Beyond the Green Belt. Prospective purchasers should make their own enquiries in respect of any uses to which they wish to put the land.

Tenure and possession

The arable land is currently farmed under the terms of a contract farming agreement. Vacant possession will be available on completion following harvest 2021. The contract farmer would be willing to continue providing contract farming services to the Purchaser if required.
