An historic Grade II Listed 16th Century timber framed barn set in gardens and grounds stretching down to Goldbrook and originally part of the Fairstead Farm complex of buildings. The quite exceptional timbered interior provides accommodation within an area of just under 5000 Sq Ft.

Location - Hoxne lies in an outstanding rural area on the south side of the picturesque Waveney Valley and is surrounded by a network of lovely country lanes and footpaths giving easy access to not only the village amenities such as the post office stores, pub and primary school but also Eye and the wide variety of facilities on offer there. The active village community attracts all age groups and throughout the year traditional activities take place ranging from monthly Parish Council Meetings in the Village Hall, to Fetes, a Music Festival and events on the Village Green and Playing Field. The property is found on the southern reaches of the village overlooking a fabulous tract of rolling countryside not far from the famous discovery of Roman treasure known as the Hoxne Hoard. Just across from the hoard burial site sits the most magnificent historic 'veteran' oak tree and one wonders what this fabulous tree has witnessed over the centuries. Neighbouring Eye is fortunate in having supermarkets, butchers, a baker, chemist and a variety of other shops and businesses allowing the area to be essentially self sufficient. A Health Centre, Primary School and High School with Sixth Form combine to appeal to a wide ranging age group. Moreover at Diss, approximately 5 miles distant, a mainline rail station has commuter services to London Liverpool Street in a journey time of around 90 minutes.

The barn itself forms part of the former Fairstead Farm complex of buildings and farmhouse now well established as residential dwellings of great character. The barn itself is arguably the dominant and now most significant building within the setting of the five properties.

Description - Listed as being of Historic and Architectural Interest Grade II, this substantial timber framed and thatched barn was acquired by the late Owner in the 1990's and been a much loved home up until early 2020. The cathedral like timbered interior is quite exceptional being tall and providing living space over three floors in addition to garaging and workshop. The vast majority of the timber frame and roof is exposed and divisions creating the spaces within created by further use of specimen timbers. The attention to detail and bespoke nature of many areas makes this a unique building. Use of the interior spaces is flexible depending on requirements with ground and first floor reception rooms along with a varying number of bedrooms depending on requirements. In total, up to six bedrooms could be put into service with one bedroom currently as one but with scope to create two separate rooms given the fact a door leads into each side. Equally, first and upper floor rooms can be put to alternative uses.

Upon entering the property via heavy double timber doors, one is immediately struck by the height and cathedral like sense with central full height atrium within the threshing door now glazed bay to the south elevation. Impressive galleries with carvings and detailed timbers create spaces but with a sense of togetherness rather than 'closed' rooms. That said, a ground floor bedroom suite sits to one side with to the left, the impressive Aga kitchen and family room beyond. It is upstairs where the full impact of the structure can be felt with the impressive main reception room laid with fabulous boards and much detail in the timberwork. An upper gallery takes advantage of the glazed gable and a further staircase rises to the upper floor and a versatile space, currently a bedroom.

The four oven Aga and Daikin air source heat pump serves the underfloor heating and domestic hot water. Windows are double glazed within timber frames.

An 'In & Out' drive extends across the front of the barn providing access to the attached double garage and bordered by lawn and well stocked beds creating a strong impression upon arrival A side courtyard links to the brick Workshop whereas the shared tarmac driveway from the road leads to the remaining grounds which extend down to the Goldbrook stream, more of which later...
