The Fulling Mill Fishing Estate is spectacular. Right on the edge of Winchester, yet completely rural with approximately 70 acres of fishing, woodland and grazing land, the Estate has three properties and 2.45 miles of riverbank. It really will be hard to find a better fishing estate than this.
In a picture postcard setting, with a water wheel, meandering, fast flowing rivers to two sides and wooded glades to the background, Fulling Mill is just stunning. Just looking from the riverbanks, it is possible to see trout swimming against the current in the clear waters below. Famous for its amazing fishing The River Itchen has not flooded in this location for the owner’s lifetime at least, yet forms the backdrop for this Estate.
Fulling Mill is a house of some 2,841 sq ft (264 sq m) and has four bedrooms with two ensuite bathrooms. The reception room has a double aspect over looking the river and is adjacent to the dining room which is next to the kitchen in turn. There is a secondary part to this house with a kitchenette, bedroom and study/snug to the rear.
Fulling Mill Cottage, formally part of Fulling Mill, is slightly smaller at 1,768 sq ft (164 sq m) yet, also has four bedrooms, a good kitchen, sitting room and snug, whilst the Fisherman’s Cottage is the perfect guest house with a studio room and separate kitchen.
The Fishing
There are approximately 433 meters (474 yds) of single bank and 1,757 meters (1,921 yds) of double bank fishing. Trout being the most common fished in this river.
Footpaths
Other than a single footpath, the property and fishing is almost in complete isolation. The footpath affecting the property runs from the access road and over the bridge in front of the two main properties before heading off to the northwest of the Estate.
Access
The Estate has the M3 to the south and the A34 to the west making access very easy from London (70 miles) and the coast. The M3 is audible from the gardens of the house and the southerly banks, and the A34 is similar from the west banks but they do not remove from the tranquillity provided by the near perfect surroundings.
