The Setting
For those interested in a rural way of life then both Bungsland Farm (also known as Bunksland Farm) in the Parish of West Anstey is an ideal location for you. Whilst on the very fringe of the National Park the property is conveniently away from the majority of hustle and bustle with tourists and visitors, yet close enough to all the main beauty spots to really feel being part of the wonderful and dynamic way of life that Exmoor offers.

The Parishes of East Anstey and West Anstey are a real throwback to how rural Exmoor Life was before the formation of the National Park, with quiet yet pretty rural communities right in the heart of rolling farming and moorland countryside with ease of access to Dulverton to the East and the North Devon Market town of South Molton to the west.

The Property and Accommodation
The property offers a fantastic opportunity for someone seeking a complete renovation project to bring this home back to modern living but still retaining the character and charm it once had. The farmhouse is believed to have dated back to around the early 15th century and then improved on through the 16th and 17 century with some further alterations in the 19th century. The current accommodation consists of entrance hall, lounge, separate snug, kitchen, and a downstairs bathroom.

Upstairs consists of 2 bedrooms and a small single room/ study off the landing.

See later notes from N.D planners and the conservation officer as to how the property may be further developed (subject to formal approval).

Outside
The farm is approached by a shared country lane with a 5 barred gate at the entrance with space for a number of vehicles to park.

In addition, Bungsland offers a range of traditional and modern agricultural buildings both in need of some works more so the traditional buildings.

Land
Offered for sale with approx. 58 acres including the upper fields which are gently sloping and mainly pasture, ideal for grazing. The old railway line runs in between the land splitting the upper and lower paddocks. The lower fields are a mixture of pasture and wild amenity land with a wealth of wildlife.
There is also a small parcel of woodland known as Bungsland/(Bunksland) Copse which has a small stream running into it creating a small ford crossing between the lower paddocks.

Planning
Bungsland Farm is a property of considerable architectural importance, hence its listing as Grade II*. As a result the owners of the property and Webbers Fine & Country have been both in communication with and held site meetings with the local Planning Department and the Conservation Officer (North Devon Planning Dept).

We have heard back from NDPD and in their view there is some potential for development of the buildings at the site for economic, tourism or residential purposes subject to the relevant planning permissions and further works to be carried out.

The Conservation officer has also provided a brief Q and A sheet for potential buyers which covers the following:-
• What is special about the property?
• What does Grade II* listed mean?
• Why is part of the building propped up by scaffolding?
• What happens to the scaffolding in the future?
• What can be done with the building? (this does not include further detailed advice that may be forthcoming from the planning dept in due course)
• What sort of techniques and materials will need to be used?
• What sort of consent will be needed?

This 2 page initial Q and A sheet is available from the agents be emailing [use Contact Agent Button]

We also have a detailed response from the North Devon Planning Department which indicates that there is potential for further development to the attached stone barn taking into consideration its physical capability and re-sue intended purpose which must be achieved without significant alteration.

It has been highlighted in a survey report that there are bats within the building.

The modern agricultural buildings currently have agricultural use on them so could be used for the storage of machinery, feed etc without the need for planning. Any other use such as equestrian or domestic purposes a change of use would be required.

There could also be potential for the modern agricultural barns to be converted under a Class Q planning application subject to a structural survey and subject to the approval of North Devon Council planning department.

The aim being to advise potential interested buyers as early as possible on the potential and to limit the volume of initial calls through to the Planning Department with similar questions. Of course, should a buyer have visited the property and are genuinely interested in pursuing the property then the North Devon Planners would be delighted to assist and advise in the usual way.

Similar to the Q and A the information from the North Devon Planners is available for us to email to prospective purchasers.
