Stone built house with private gardens in prime residential location

Location

Grattan Lodge has an enviable setting in a prime location in St Andrews. Kennedy Gardens, Wardlaw Gardens and Donaldson Gardens are residential streets with large gardens set away from the main thoroughfares but close to the town centre, the University and the golf courses.

The nearby West Port is the arched gateway into St Andrews which was built in 1587 as a monumental entrance to the city's South Street. The house is also within easy reach of the Royal and Ancient Golf Club and the world famous Old Course as well as West Sands beach.

St Andrews is renowned worldwide as the 'Home of Golf'. The Old Course is a regular host to the Open Championship which will next be held at St Andrews in 2022. There are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke's Course, two courses at Fairmount, St Andrews Bay and Kingsbarns.

The town is also well known for its university which was Scotland's first and is the third oldest in the English-speaking world, founded in 1413. The University Hall student accommodation is at the end of Kennedy Gardens and there are lecture theatres in the North Haugh below. The town provides state schooling at Madras College which is moving to a new site to the west. There is private schooling at St Leonards and The High School of Dundee is also within easy reach.

Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport is only 50 miles away.

Description

Grattan Lodge is a stone-built house with a private, enclosed, south facing garden and a garage and off street parking.

The property was originally a single storey wing on the side of the neighbouring Victorian building. In the 1960s a second floor was added to create the house which exists today. It has a flat, felt roof.

The property has been upgraded with a south facing orangery being added onto the sitting room in 2014 which means that light floods through all the main living space. There is solid oak wood flooring throughout the ground level. The windows have been upgraded with double glazed modern sash and case windows.

There may be potential to extend the accommodation subject to obtaining all necessary local authority consents.

Accommodation

The house is approached by a gravel drive with a low stone wall in front. (Cast iron railings will be installed shortly). A gate leads through to the front garden and steps up to the entrance vestibule which has a roof light and bi-fold doors into the orangery.

The kitchen has a three oven gas fired AGA, Whirlpool single induction ring, oak units, laminate worktops, Hotpoint American style fridge/freezer, Bosch dishwasher and washing machine. There is a Kingfisher boiler and pressurised hot water cylinder.

The large drawing room has an open fire with sandstone surround and hearth. Steps lead down to the south facing orangery which has a mainly glazed roof with windows and French doors along the front. There is a multi-fuel Charnwood stove with slate hearth in the corner.

Off the hall is the original front door which opens into the garden. There is a cloakroom with WC, wash basin and original butler's sink. The cellar has steps down to a cupboard which houses the electricity meter.

First floor

Stairs up to first floor landing.

The principal bedroom has a sitting area opposite the bed. Bathroom with Porcelanosa tiles, Duravit sanitary ware, bath & heated towel rail.

Bedroom 2 has exposed beams and fitted wardrobe with a door through the wardrobe to an en suite shower room with Mira electric pressure shower. The third bedroom is currently used as a study.

Garden

To the south of the house, in front of the orangery, is an enclosed garden with a wall on one side and high fences on two sides. It has a lawn, mature borders and flower beds.   There is a greenhouse and a sheltered patio outside the main entrance.

To the side of the house is a single garage with manual up and over door. It has a roof light.

To the north of the house is a gravel driveway with space to park four or five cars.
