Standing close to the Suffolk Heritage Coast, a quintessential Georgian country residence in the Queen Anne style, elegantly presented and beautifully maintained amidst glorious gardens and grounds.

Unseen from its entrance, Cedar Court is approached by a long shingled driveway with wide verges flanked by mature trees with the house only becoming visible halfway along. The sweep continues to a lowered cobbled carriage stop to the front door, before continuing around the house to the parking and coach house courtyard to the west.

Believed to date from circa 1760, and listed Grade II, Cedar Court is understood to have been significantly reconstructed in the mid 18th Century with its classical and symmetrical Georgian Queen Anne style elevations presenting such a well-balanced facade and featuring deep sash windows, a central Venetian window and a fine fluted portico front door.

The property, home to the present vendors for over 35 years is elegantly presented and has been meticulously maintained throughout. Within, the well laid out accommodation, which extends to some 6,947 sq ft on four floors, features high ceilings, working shutters, decorative covings and fine fireplaces. With the principal rooms all enjoying delightful views over the surrounding gardens and grounds.

The recently completed kitchen/breakfast room wing is very impressive, with underfloor heating, bespoke fitted units, matching AGA and adjoining pantry preparation room. There are wide central French doors opening onto the sun trap terrace veranda, ideal for entertaining and alfresco dining. There are two ‘balancing’ formal reception rooms either side of the central reception hall, beyond which is the stunning 32ft ‘ballroom’ dining hall with its herringbone pattern oak flooring and central full height glass door onto the terrace. Linking beyond is the delightful Amdega orangery and set off the inner hall is a flexible use family room with a study and utility room beyond. The west hall, with its external door to the courtyard has a cloakroom and WC at either end and there is easy access to the basement with its useful workshop, wine vault and multi-purpose games room.

An easy rising staircase leads from the reception hall to a split first floor landing to the front, from where there are fine views through the Venetian window over the gardens. There is access to the two balancing principal bedrooms each with their high ceilings and deep sash windows with the master bedroom having a spacious en suite bathroom, which in turn reconnects to the inner landing. There are a total of four bedrooms on the first floor, together with a second family bathroom, with the staircase continuing to the second floor where there are presently a further six bedrooms.

GARDENS & GROUNDS

A tour through the grounds of Cedar Court takes you through a number of magical ‘garden compartments’. A programme of tree planting over the last 35 years has added to the existing setting to create seclusion and tranquility throughout the year.

A wide variety of trees creates shade and shelter as they border the property, and enclose the wide lawns to the front, which in the past played host to grass tennis courts. To the rear is an impressive 0.85 acre crinkle crankle walled garden enclosing croquet lawns, kitchen gardens and areas of orchard, whilst to the rear of the house is a wide south and east facing veranda terrace accessible from both the dining hall and kitchen, which is ideal for alfresco dining with a sheltering summer house to one corner.

Original wrought iron gate leads into a beautifully, secluded ‘water garden’, whilst beyond a sheltering avenue of lime trees is a 1.2 acre grassland meadow together with a stable, multipurpose equipment barn and stores, ideal for those with equestrian interests.

In all the property extends to some 6.75 acres.

THE COACH HOUSE RANGE

Situated to the north of the house and fronting onto its own parking and turning courtyard, is the brick former coach house range providing garaging for three vehicles, together with general storage. The original stalls remain in place and the building has potential, subject to planning, for conversion to provide a variety of annexe/at home office uses. There is a further separate double garage for which planning permission exists for replacement and enlargement.
