Paddock Estate offers the ultimate opportunity for work and play. This is a unique business and leisure opportunity; a ready-made successful holiday business (accounts, bookings and further information available on request) and a spacious luxury country home to live in all set within 4.3 acres and surrounded by Shropshire countryside.

The holiday park
Spaciously set in a parkland setting with a dedicated entrance with secure barrier and dedicated parking for each property. The holiday park consists of six lodges with 4 four bedroom and four bathroom detached contemporary lodges and 2 one bedroom lodges, one in a log cabin style. Luxuriously appointed with contemporary kitchens and well fitted bathrooms some have hot tubs and all have private decked areas to enjoy the peaceful countryside and sun soaked rural views.

Practically, the stables have been converted to provide store rooms, handyman shed and fully quipped laundry room which provides all the housekeeping facilities for the holiday lodge park.

This is a ready-made successful business (accounts, bookings and further information available on request).

The main house
Paddock Lodge is a hacienda style country house set within private and attractive parkland gardens. The comfortable and well-appointed internal accommodation has been completely renovated in recent years to a high standard including a bespoke kitchen by ‘Kenton Jones’, hand turned oak staircase and refurbished bathrooms. The internal accommodation is extensive offering three reception rooms, conservatory, dining kitchen, boot room, laundry, seven double bedrooms and four bathrooms with rural views. In addition there is a large office/games room with attached workshop. This outbuilding would work very well as a home office and also offers potential for conversion to secondary accommodation, subject to the necessary planning consents. There is a separate one bedroom annexe, with private decked garden, ideal for staff, teenage or relative use.

Approached from the lane via two traditional electric gated entrances set between brick pillars and a walled boundary the sweeping main driveway runs across a parkland setting framed by mature trees. This leads to a turning circle around an attractive central water fountain with the three car garage and three bay car port discreetly set to the left and further parking to the front of Paddock Lodge. The secondary gated entrance runs parallel with the tennis court and forks to the main house or heads straight to the barn at the rear of the workshop.

Location
Paddock Lodge Estate is located in the semi rural hamlet of Kinnerley, which offers a range of day to day amenities including a public house and shop with post office. Surrounded by beautiful countryside, Paddock Lodge is most convenient for a number of main shopping centres including Oswestry, the County Town of Shrewsbury and the historic City of Chester. Each offers an excellent range of shopping, leisure and social facilities. Schooling is excellent both in the state and private sectors, to include Packwood Haugh, Oswestry Grammar School, Moreton School for Girls and Ellesmere College. Access to the commuter routes is excellent with the A5 linking north to Wrexham and Chester and onto Liverpool and Manchester. To the south-east the A5 links via Shrewsbury to the M54 which leads to the West Midland conurbation and the national motorway network. A rail service can be found at Gobowen and Chester with services to Manchester and London. Airports are at Liverpool, Manchester and Birmingham

Leisure and grounds
Leisure facilities include an indoor swimming pool with WC and two changing rooms, sauna and refurbished tennis court. Leading from the main house to the pool house is a partly covered al fresco terrace area that offers privacy and can be enjoyed at all times of the day. The grounds extend to 4.3 acres and are notable for the beautiful mature trees and established parkland style planting with small orchard which provide a lovely backdrop to the neighbouring fields and a distant screen from the neighbouring lanes.
