EXCEPTIONAL GRASSLAND FARM IN THE CLYDE VALLEY OF HIGH RESIDENTIAL AND AMENITY APPEAL

Location

Overburns is situated in the picturesque gently undulating countryside of South Lanarkshire overlooking the River Clyde in a quiet yet accessible location with both Edinburgh (34 miles) and Glasgow (44 miles) within easy reach. The area is renowned for its productive dairy and stock farms and the land bounding the banks of the River Clyde has long been famed for its productivity due to the moderate rainfall and well drained soils. The Clyde Valley was historically regarded as the greenhouse of Scotland on account of the intensity and productivity of market gardening on its fertile warm soils.

The small settlement of Lamington is about 1.5 miles away and has a primary school. The former market town of Biggar (5 miles to the north) has a thriving centre which offers a wide array of independent shops, supermarkets, cottage hospital, professional services and secondary schooling. Lanark (15 miles to the northwest) also provides a wide range of amenities and a railway station in addition to its livestock mart (Lawrie & Symington). Other livestock markets are located at Lockerbie (Harrison & Hetherington - 43 miles), Longtown (C&D Auction Marts Ltd - 59 miles) and Carlisle (Harrison & Hetherington - 65 miles).

Travel connections in the area are good, with excellent access to the M74, the main route from England to Scotland only 7 miles to the southwest, while the international airports at Glasgow and Edinburgh are both within 50 miles of Overburns.

The Southern Uplands, with their rolling landscapes, extensive woodlands and hill ranges, make for an attractive landscape and provide a wealth of opportunities for outdoor pursuits including golf (Biggar, Lanark and Carnwath), shooting, cycling and hill walking.

Description

Overburns is a productive grassland farm situated in an attractive location in the Clyde Valley and lies in a sheltered position between the River Clyde and the lower slopes of Overburns Hill from which the farm takes its name. The farm is serviced by a range of traditional and modern farm buildings, a farmhouse, three cottages and extends in total to about 367 acres. The farm is bounded by the A702 to the east and partly by the River Clyde to the west.

The farm benefits from a long access road enhancing privacy and security which leads down to the farmhouse, cottages and steading beyond. There is a good balance of ploughable land and permanent pasture with scope to further enhance the amenity of the farm through woodland creation. The majority of the fields have been sown in cereal crops in the past with the current farming system focusing on the production of silage for feed with the remainder being used for grazing of both sheep and cattle. White Hill is the highest point on the farm and from there the surrounding views are extensive with the impressive Tinto Hill (2320ft) to the north west. The source of the River Clyde in the hills above Elvanfoot can be seen in the far distance to the south.

The farms offers an excellent opportunity for local farmers to add additional acres to an existing unit or operate as a satellite unit. A lifestyle purchaser might be drawn to Overburns given its readily accessible location, charming farmhouse and ability to generate income from letting both land and cottages whilst enjoying the benefits of countryside living.

Overburns Farmhouse
The farmhouse is situated in a sheltered position at the end of a ¼ mile long, private, tree-lined drive which leads down from the public road. The drive continues to a gravelled courtyard to the rear of the farmhouse which is enclosed by a range of traditional outbuildings which provide useful garaging, loose boxes and a range of stores. These buildings offer potential for further development for a wide variety of uses.

Constructed of stone under a slate roof, the two storey period farmhouse was completely renovated by the sellers in 2000 and was extended by incorporating the adjoining traditional cart shed. Many original features such as the flagstone floors in the front porch and entrance hall, and the astragal windows, have been retained enhancing the charm of the farmhouse which overlooks a delightful garden that can be enjoyed from all three reception rooms and the principal bedrooms above. The principal reception room is an elegant drawing room with an Adams style fireplace which was created at the time of renovation and enjoys views of the garden beyond. It is accessed off a more intimate cosy sitting room centred around an open fireplace which lies across the hall from the dining room, conveniently located off the kitchen.

The spacious family kitchen with four door AGA is at the core of the farmhouse and encompasses a dining and seating area with direct access through a French door to the garden. Beyond the back door is a bootroom and utility area, pantry with gun room off, drying room and a separate WC. A back staircase leads up to a half landing leading to the farm office and to two guest double bedrooms and bathroom. Room dimensions and layout are shown on the accompanying floor plans.

The formal gardens are a riot of colour from early spring with many varieties of azaleas and rhodendrons leading on from early flowering bulbs. Two small burns converge within the gardens, the Hawmoor Burn coming from a spring on Overburns Hill, the other leading down from an attractive pond beyond the orchard which is a particularly peaceful spot from which to enjoy the surrounding flora and fauna. An orchard of apple, pear, plum and damson trees has been created in addition to a number of raised vegetable beds. The formal garden continues above the burn around the south side of the house to a drying green area, greenhouse and cold frames.

Forming the north side of the courtyard, originally converted from the traditional steading, are two very well appointed holiday or letting cottages, Duck & Drake, which benefit from a separate access thus retaining a high degree of privacy around the farmhouse. Each cottage has a small enclosed area of garden to the front and enjoys an open outlook toward White Hill.

Drake Cottage is currently available to let on a weekly basis through Scottish Country Cottages and is a recent recipient of a Customers Choice Award for 3 years.

Constructed of stone under slate roofs, each cottage is single storey and finished to a high specification.

Whitehill Cottage is a detached one and a half storey cottage surrounded by an enclosed garden which enjoys an open outlook over the River Clyde to Tinto Hill in the west.
