SITUATION
The Lilacs is situated to the eastern edge of the small Village of Brooke in the county of Rutland. Brooke might be described as a hidden gem, with a handful of attractive, mainly stone, houses around the Church of St Peter.

Brooke is but a few minutes from neighboring Braunston-in-Rutland, an attractive conservation village approximately three miles to the Southwest of the market town of Oakham. Largely consisting of period properties.

Braunston has a long history, with records going back to the Middle Ages. It has the striking All Saints Church, village hall and two well regarded public houses, both of which provide local dining.

Beyond the village, the highly attractive market towns of Oakham (2.5 miles) and Uppingham (4.5miles) are conveniently located nearby and provide a wide range of amenities. Melton Mowbray (12 miles) and Stamford (14 miles) offer a variety of shopping and cultural facilities, with the city of Leicester located 19 miles away offering further amenities.

The area provides excellent educational facilities with a choice of state and private schooling for children of all ages with highly respected schools located Oakham, Oundle, Stamford and Uppingham.

The A1 lies approximately 12 miles to the east, providing rapid road access to the north and south as well as Cambridge via a link to the A14. The A47 is just 5 miles to the south providing an arterial link east to Peterborough and west to Leicester.

There is an excellent train service from Market Harborough, Corby & Kettering to London St Pancras International or via Oakham to Peterborough for the East Coast Mainline and there is the high speed train from Peterborough to London Kings Cross in approximately 50 minutes.

Rutland Water is a feature of the area providing a wealth of leisure, walking, sailing and other water sport opportunities.
