Approximately 3.67 acres (STS) of grass pasture positioned in a prime location in the village of Toynton St. Peter. The land has the potential for equestrian, horticulture, grazing and leisure use subject to any necessary consents. Including an 80ft by 40ft Steel portal livestock barn in excellent condition. The location of the land also lends itself to future development potential (STP). Please see or request the full brochure.

Location
Toynton St. Peter is a delightful village which is nestled on the edge of the Lincolnshire Wolds giving a distinctly rural and old world feel. The market town of Spilsby is 2 miles away with Horncastle and Skegness only around 12 miles away, with Primary and Secondary schooling at Spilsby including King Edward VI Academy and Spilsby Academy Primary School. Both towns have supermarkets and a range of small independent shops, cafes and restaurants as well as the excellent coastal riding opportunities near Skegness. The area is excellent for equestrian activities with miles of quiet lanes, wide verges for hacking and a number of large equestrian centres nearby including Sheepgate near Boston and LRAC at Louth. The area offers a number of leisure opportunities to include National Hunt racing at Market Rasen, Motor Racing at Cadwell Park and the sandy east coast beaches.

The Land
The land is level and has a mixture of hedging and post and rail perimeter fencing with the land currently divided into two paddocks, separated by post and mesh wire fencing.
A galvanized steel gate gives access to the property, having a hardcore track giving access to and around the barn. The property enjoys a mains water supply connected to two water troughs with a further connection near the barn. The land has excellent drainage with a drain along the rear boundary.

Barn
Built in 2004 an open fronted 80ft by 40ft Galvanised steel framed livestock barn with corrugated roof, concrete sectional rear wall with open slatted timber above. Partitioned storage area to one end with access from both sides. Rolled limestone floor with 12ft wide Concrete floor along the front open feeding side.
