Situation

Warmington is an attractive Conservation village, located in South Warwickshire on the border with North Oxfordshire, and situated between Banbury, Stratford-upon-Avon and Warwick. It is a quintessential English village, with mainly stone and thatch cottages, a duck pond, traditional pub and Norman church. It sits within an Area of Outstanding Natural Beauty in the lee of historic Edge Hill. Nearby Banbury gives easy access to the M40 (J11) motorway. Riding centres in the area include Radway Riding Centre. Hunting is with the Warwickshire and point-to-point racing at Mollington.

Description

The land on the edge of Warmington has been extremely well set up as an excellent domestic equestrian yard with good road access onto Mollington Lane. There is a gently splayed entrance leading directly onto an hardcore tree lined track which continues up the hill to the large barn where there is ample parking for cars and a horse lorry, privately tucked away within the land and not visible from the road.

The modern general purpose barn has been divided into 5 loose boxes with a generous enclosed hardstanding for grooming, all secured behind a secure metal gate. Attached to one side is a large hay store, enclosed on three sides and a muck heap at the rear.

The land is laid to pasture and is separated into 10 field enclosures, divided by generally stockproof post and rail fencing. The two large top fields are steeply sloping, previously ridge and furrow, and lead up to the wooded boundary to the south, the historic Warmington Wood on the edge of the Edgehill escarpment.
