Situation

Part Denge Wood is situated in a beautiful part of Kent in the highly sought after hamlet of Garlinge Green about 3 miles south west of Canterbury City Centre and the A2. Ashford is within easy reach to the west whilst the M20 (Junction 10) and the Channel Tunnel terminal are both extremely accessible by the A28 and the B2068 respectively.

The property forms a substantial part of the much larger Denge Wood which lies between the villages of Crundale, Waltham, Petham and Chartham and adjoins woodland owned by the Woodland Trust, the Forestry Commission and private owners.

Description

Part Denge Wood is a parcel of mainly mixed deciduous woodland with some coniferous species which is managed by the owners in accordance with a management plan prepared by a specialist consultant. The woodland has an interesting topography being higher at the southern end by the entrance from Garlinge Green before dropping down to a lower area towards the north. An area to the north east has recently been cleared and replanted under the Woodland Grant Scheme.

The woodlands are rich in flora, fauna and wildlife. The owners have set up wildlife cameras and deer, foxes, badgers, rabbits and squirrels make regular appearances. In other parts of Denge Wood there have been sightings of a number of species of butterfly, particularly Duke of Burgundy.

Owning the wood gives you immediate access to explore the rest to the woodland on established paths and trackways.

Woodland Cabin

The cabin is located to the north-east of the land within a clearing area, well away from the main woodland entrance and access. The cabin was granted planning consent as an agricultural and forestry building for use in association with the working and management of the woodland. The construction was carried out to a very high standard by the previous owner in mainly oak timber.
1) The cabin provides 2 rooms at ground level with the main room that includes a small kitchen area and a wood burning stove measuring about 9.55m x 5.25m and a 2nd room, with a sloping ceiling, measuring about 5.50m x3.30m. Surrounding the ground floor section is a spacious timber deck which runs around the side of the cabin to form a balcony on the north side.
2) The lower ground section is used for secure storage and measures about 5.60m x 5.50m.
Close to the cabin is an outside ‘ natural’ toilet of the same construction.

Services

There are no mains services connected to the property. The sellers take water to the woodland as and when it is required. The electrical system within the cabin is set up to run off a generator.
