Trigon Trout Farm

Trigon Trout Farm was established in 1985 on the Trigon Estate. Adjacent to the River Piddle which is renowned for its reliable supply of high quality water. The farm has been mainly used for the production of trout and currently specialises in producing trout for the table between 0.4 kg and 2.0 kg.

There are two sites located within one mile of each other, both with accommodation.

Licencing

The farm is licenced with the UK Fish Health Inspectorate as an Aquaculture Production Business.

The farm has two Abstraction Licences which permits the use of all year from the River Piddle. The farm has two discharge consents for the following amounts:

Trigon Fisheries: at periods of low flow-260 litres/sec with a maximum of 450 litres /sec at high flows ŠŠ

8 Hatch at periods of low flow-200 litres/sec with a maximum of 400 litres /sec at high flows.

The preparation area is registered as food premises by the Environmental Health Department of Purbeck District Council.

Planning

It is understood there are occupancy conditions on both bungalows.

Tenure

Trigon Trout Farm is leased from the owner of Trigon Estate. The lease states that the term commenced on the 28th February 2011 and ended on the 31st August 2012 and thereafter on a periodic basis from year to year.

The lease is an assignable Agricultural Holdings Tenancy which means there is a secure and assignable leasehold interest. The rent is based on the open market rental value of the farm excluding the two dwellings. The current rent is £14,100 per annum and is next due for review on the 1st September 2021.

The two dwellings are tenant's improvements. The purchase price reflects both the goodwill of the business and the value of the two bungalows.
