The Property benefits from excellent road connections and rail connections to: the M1 and M40 Motorways; and mainline rail services at nearby Stoke Mandeville and Aylesbury, with a regular service to London Marylebone in under one hour.

Description
The Property comprises of a single block of agricultural land lying within a ring fence and extending to approximately 1.862 Ha (4.60 acres). The Property is level, currently down to permanent pasture and enclosed with mature hedgerows and stock proof in part. Road frontage and direct access off the highway is via an established gated access onto Lower Road.

Planning potential
The land is situated within the planning jurisdiction of the Aylesbury Vale area of Buckinghamshire Council (The Gateway, Gatehouse Road, Aylesbury, HP19 8FF) and has potential for development, subject to gaining the necessary consents. There are no statutory or heritage designations covering the site. The land is in Flood Zone 1 and is therefore at a low probability of flooding. There has been a considerable amount of development over recent years in the near vicinity.

Immediately to the south, the Abbey Developments Ltd site granted consent under 15/04341/AOP for 117 dwellings on 19th June 2019 is being built out. To the north, an application under 19/01628/AOP has been made for up to 750 dwellings and associated infrastructure, including safeguarded land for delivery of South-East Aylesbury Link Road. This is due for determination shortly and has been outstanding for some time. The submission version of the Local Plan was submitted for Examination on 28th February 2018 and this shows the subject land as part of a larger housing allocation known as AGT1 which is to contribute towards the delivery of the Aylesbury garden town: known as ‘South Aylesbury’; 1,000 dwellings in total to be delivered under AGT1 as part of some 16,000 within the Aylesbury garden town; allocation details such as site layout will come forward as part of a masterplan SPD to be drafted and consulted on towards the end of the plan period.
