Description: - 3.59 Acres (or thereabouts) of arable land situated close to the village boundary of Croft and in close proximity to the A52, being the main road between Skegness and Boston. A 'For Sale' board has been erected at the land for identification purposes.

Tenure & Possession: - The land is Freehold and is being offered for sale with full vacant possession following completion. The land has formerly been let on a seasonal cropping license.

Development Potential: - A planning application (S/039/00278/16/IC) for 3 dwellings was submitted in February 2016 which later was refused. There has been no since appeal or new application, however it is thought that the land has some medium to longer term hope value.

Services & Access: - We are not aware that there are any mains services connected to the land. The land has direct road frontage access to Croft Bank, a publicly maintained highway.

Boundaries: - The north/easterly side of the land has direct road frontage access with the south/westerly edge of the land being bound by fencing, hedges and ditches.
