Agents Remarks - A rare opportunity to purchase up to 25.28 acres or thereabouts of land in a convenient location on the outskirts of Pentraeth and within a relatively short distance of the A55 Expressway, the town of Llangefni and the city of Bangor.

Location - The land is located approximately 5 miles from the town of Llangefni, 5 miles from the village of Menai Bridge, 71/2 miles from the city of Bangor and 6 miles from the A55 Expressway.

Directions - From our Menai Bridge office travel along the A5025 in the direction of Pentraeth. Shortly after passing the Texaco Garage in Pentraeth take the first left hand turning. Then within a very short distance take the left hand turning where the 20mph Zone sign is located. Travel for 0.6 of a mile and the access gates to both lots will be identified on the left hand side before arriving at the property known as Hendre.

Tenure - The land is currently occupied by the Vendor and vacant possession will be available upon completion of the sale.

Basic Payment Scheme - The successful purchaser(s) will be able to register the land on his/their Rural Payments Wales claim form/s on or before 15th May 2022 in an attempt to receive a Basic Payment Scheme payment. The land is already registered with Rural Payments Wales and the Vendor has activated his Basic Payment Scheme Entitlements on the land for the 2021 scheme year.

Tenders must be submitted to us by the close of tender in a sealed envelope marked Tender for land on the outskirts of Pentraeth.
Tenders must be made by way of a set price and not by reference to the amount of any other tender. The Vendor is not bound to accept the highest or any tender.

Deposit payments will not be encashed until after the date of close of tenders. Only the successful buyer(s)s deposit will then be encashed, any deposits from unsuccessful tenderers being returned by post.
