Kemps Farm - Lot 2 - The land forms LOT 2 of Kemps Farm and totals approximately 126.29 acres (51.11 hectares), comprising a ring-fenced block of grass land on the southern side of the River Exe.

There is a level run of land adjoining the southern boundary from where the land slopes steeply down to the river and a hard track which runs inside the northern boundary, providing access to the lower sections of the land.

Part of LOT 2 is known as Bye Common, although it is not common land and is farmed in-hand.

Access - Access to LOT 2 is via a hard track from the A396. The ownership of this track on the southern side of the River Exe is included in the sale.

There is also a right of access over the 'S' shaped track over the enclosure to the east.

Services - There is access to the River Exe for livestock drinking. There is also a borehole water supply.

Method Of Sale - The land is offered for sale by private treaty.

Tenure - The land is owned freehold and is registered on the Land Registry. Vacant possession will be available upon completion.

Directions - From Tiverton, take the A396 north towards Bampton and Dulverton. After five miles, at the Exeter Inn roundabout turn left and at the following Black Cat' junction, proceed straight across continuing on the A396.

Stay on the A396, pass through the village of Bridgetown and at the next junction (Coppleham Cross) turn left towards Winsford.

Continue into and through Winsford and approximately 1 mile after leaving the village, on a sharp right bend, the entrance to Kemps Farm will be found on the left. Access to LOT 2 is over the bridge on the left hand side.
