Situation - Set between the Hamlets of Wick and Beacon, in the Parish of Luppitt, land has fantastic views over this Area of Outstanding Natural Beauty and is just a short distance from Honiton. The villages of Luppitt and Combe Raleigh are close by, both with churches, village halls and a number of similarly attractive period houses.

Set in The Blackdown Hills, a designated Area of Outstanding Natural Beauty there are a variety of paths and lanes, including nearby Dumpdon Hill a local landmark and former Iron Age Hill Fort.

Although enjoying the beauty and tranquillity of the countryside, the land is by no means isolated, lying just a few miles from Honiton, famous for its High Street and excellent antique trade. Honiton has a main line railway station to London Waterloo. Exeter and Taunton are within easy reach and offer excellent shopping facilities and a fast train service to London and other parts of the country.

Description - Extended to about 3.16 acres (1.28 ha), this gently sloping field has been split into a number of convent side paddocks. Sheltered by mature hedge boundaries and tall oak and ash trees, the land is a haven for wildlife, with an array of Flora and Forna.

The current owners have extensively managed the land having been previously registered organic, they have planted a number of fruit and nut trees, including apple, pear, cherry and cob nuts, sheltered by a biomass variety of willow. There is a lightly managed soft fruit area with varieties of currants and raspberries.

To the north eastern corner two small streams convene with an old copse, with a carpet of bluebells.

Access - Access is direct from the council road, via an entrance, opened by the current owners.

Planning Permission - Planning permission was granted Ref 12/2749/FUL, dated 24th May 2013 for a new access and barn. The access was installed as can been seen and the foundation holes dug for a 10 m x 6.8 m barn for agricultural storage. Plans available from the East Devon DC website.
