SITUATION
Knock Knowe Woodland is a very attractive and diverse woodland located in the Scottish Borders,
approximately 1.5 miles north west of the village of Earlston and 6 miles south east of Lauder. The
woodland sits on the west bank of the Leader Water and has direct access to the public road on the
west side of the woodland.
ACCESS
The woodland benefits from access off the public road as shown on the attached plan. There is a
track (former ly the west drive of Carolside House) leading into the woodland area allowing
vehicular access to the southern part of the woodland.
A footpath, marked as part of the Earlston Circular Walk, gives pedestrian access from the north to
the south of the property.
DESCRIPTION
The woodland extends to approximately 8ha ( 19.76 acres) and occupies an easterly slope running
from the public road down to the Leader Water. The property follows the bank of the Leader Water
for approximately 140 metres.
The land was originally part of the Carolside estate. The southern section comprises the original west
park of the estate, through which the old driveway runs. This was planted with Sitka spruce in the
1970s and was felled in 2010. The area now comprises partial restocking and natural regeneration.
This part of the land features the picturesque circular stone water cistern which still services the
mansion house and an historic subterranean icehouse. There is also a flattened plateau with
spectacular views up and down the Leader valley, which may have been a destination for walkers
from Carolside house in Victorian times. The northern section is a strip of w oodland, categorised as ancient woodland, running down to the Leader Water.
A fenced orchard has been established adjacent to the w ater cistern with over 50 fruit trees. A list of
trees is available on request.
A pond has been dug and lined with bentomat at the base of the flattened area. The aim was to
connect this to overflow of the water cistern, but this work has not been completed.
The mature areas of the woodland comprises a diverse mixture of broadleaves (ash, sycamore, birch, alder and elm) and conifers including larch, pine, Norway spruce and Sitka spruce and Douglas fir.
Whilst there are areas of mixed woodland interspersed with small pockets of natural regeneration, part of the north section of the woodland is predominantly planted with good quality maturing spruce. This north section could be harvested in the short to medium term to yield tax free revenue.
The Earlston Circular Walk is a way-marked path through the attractive woodland and down to the
River Leader where Brown trout fishing can be enjoyed.
WOODDLAND GRANTS AND FELLING LICENCES
There are currently no grant schemes in operation over the woodland. The last section of felling was
undertaken under felling licence reference 034/86/08 -09 which is available on request.
We recommend that potential purchasers read the Felling Licence. It contains the restocking requirements of an area of around 6-7 acres that was felled in 2010. The re-stocking requirement runs for a 10 year period from the date of restocking (2015 to 2025).
If the successful buyer wishes to change the terms of the restocking requirement, this would have to be renegotiated with Scottish Forestry.

Knock Knowe was placed onto Scotland’s Inventory of Garden and Designed Landscapes in 2011
THIRD PARTY RIGHTS
There is a servitude for a water supply which passes through part of the woodland. A core path,
marked as the Earlston Circular Walk, runs across the property.
SPORTING RIGHTS
These are currently unlet and included in the sale along with riparian rights to fish for Brown trout along the west bank of the Leader Water where it forms the eastern boundary to the woodland.
