A wonderful collection of farmhouse, traditional Norfolk barns, delightful gardens, meadow and arable land in all about 60 acres on the edge of a village.

Description

THE PROPERTY
Green Farm is a compact farm of about 59.04 acres, located in an edge of village position, with a delightful farmhouse and superb range of traditional outbuildings.

The main farmhouse, dating back to 1899 and with later additions and alterations, enjoys light and spacious accommodation in a private setting. Rooms of particular note are the dual aspect sitting room, with lovely views of the garden and meadow and complete with fireplace, a charming dining room again with fireplace and further large reception room. All rooms are linked via a central hall which leads to the kitchen/breakfast room and the conservatory, which was added in 2000 together with replacement double glazing windows throughout. Further useful space includes the utility and boot room and there is also a downstairs shower room.

All bedrooms are on the first floor, with a spacious dual aspect principal bedroom with adjacent bathroom, three further double bedrooms and a family bathroom. The bedrooms all have fine views of the gardens, the land beyond, farmyard and over to the village green and cricket ground. The house has been a much loved family home, and is very well maintained and presented, but may benefit from cosmetic updating in places.

OUTBUILDINGS
On the northern edge of the farm is a substantial Norfolk barn of traditional brick and flint construction, and formerly the grain store and calf rearing units. The U-shaped arrangement is part single level, with the main barn of two storey and vaulted roof. At the centre is a yard, and a lean to addition to the eastern elevation. The set of buildings could be utilised in many different ways. Adjacent to the house is a cart shed with three open bays and two double doored garages, ideal for storage, with stairs up to a loft with further storage. Within the back of the building is a useful garden store and a coal shed.

GARDENS AND LAND
The farm has two entrances, both leading to the main yard between the farmhouse and outbuildings. There is plenty of parking and turning space.
The mature gardens are mainly to the south of the farmhouse, with lawned area bordered by well stocked herbaceous borders and hedging. Within the main garden is a pergola and west facing seating area to take in the sun setting over the meadows. A path leads through the lawn into a further enclosed area hosting the kitchen garden.

To the north of the house along the western edge of the main drive are further herbaceous beds under mature hedge, with climbing roses adorning the flint barns walls providing a wonderful display of seasonal colour.

The majority of the land takes the form of two large arable fields, a mix of sandy and loamy soils, with good drainage and bordered with mature hedging with fine specimen trees. Between the two main fields is the delightful meadow, grazed by Belted Galloways, with a particularly fine oak tree. The arable land has been contract farmed for cereals.

Location

Green Farm is rurally positioned on the edge of the village of Bradenham, and overlooking the village green and cricket pitch. The house is a short drive from the well served village of Shipdham. The village has an excellent range of day to day amenities including a doctor's surgery, local shops, primary school, post office and public house. Further specialist shopping and education can be found in the nearby market towns of Dereham and Swaffham both of which provide good everyday shopping with local and national shops, a selection of supermarkets including a Waitrose, leisure and health facilities and state education for all age groups. Further renowned education can be found at Wymondham College (state boarding and day school) and Thetford Grammar. Norwich, the cathedral city and regional centre of East Anglia is 21 miles and provides further renowned education, a thriving business and retail sector and leisure facilities.

Norwich, Kings Lynn, Downham Market and Thetford offer good transport links with trains to both London Kings Cross and Liverpool Street.

Easy access can be gained onto the A11 towards Newmarket and onwards to London on the M11.
