Stunning modern country house, land and extensive outbuildings, in a dramatic setting on the River Tay.

Description

Cater Milley is an outstanding modern country house, situated in a most enviable position on the banks of the River Tay estuary, with dramatic views across to Fife, with ever changing light. It is believed to have once been the site of a Roman fort. The name (which has also been Catermille or Catermily) may have been derived from the Latin “quator millia” which may signify “camp of the four thousand”. Alternatively “Cathair” is a gaelic word and the second word could be “mileadh” which means warrior, or “meallan” which means knolls (perhaps long gone remnants of past fortifications).

However it now is a thoroughly modern house which was completed in 2010. Cleverly designed to make the most of its position, the building’s linear shape suggests the appearance of a wave breaking over a wall. Some port holes, and the view down from the landing, almost give the house a nautical feel. The overall effect is stunning. It is steel framed, block built with a harled finish, a zinc roof over the main part of the house, and copper roofing on the wings, together with copper downpipes and gutters. Designed for the sellers it was built to a very high level of specification, utilising many modern practices such as ground source heating with an air ventilation system, underfloor heating throughout, together with Villeroy & Bosch bathroom fittings and LED lighting which also provides a dramatic night time effect, with outside multi coloured lighting. All taps have instant hot water. In addition, there are Callum Walker Interiors and fitted units by Bentleys of Dundee. Along with the ground source heat pump there is a turbine, helping to reduce running costs and make the property hugely energy efficient, as well as providing useful income.

The accommodation has been arranged around a magnificent open plan living, dining and kitchen room. This is very much the heart of the house, with German windows and bi-folding doors linking out to the garden. This main living space is overlooked by the landing above, while downstairs the principal bedroom suite is to one side, and a family / TV room to the other, while beyond is the linked tower. Arranged off the hall are useful rooms such as the laundry, boot room, cloakroom and a store / larder. Many of the rooms at ground floor level have Italian marble tiled floors. Upstairs are four further bedrooms (two en suite) and a family bathroom as well as an office overlooking the front door. The tower has a tower room, study and gym. Outside are gardens and grounds, including an extensive stable block, which is also used as offices, so has potential for a wide variety of uses, together with a riding arena, large agricultural shed and paddocks. All in all, it is a thoroughly unique property, which is perfectly designed for spacious contemporary family living and is also ideal for entertaining.

Cater Milley is approached by a tarred drive from the minor public road. Off this are gates which open to a private drive which leads past the paddocks and riding arena to tarred parking and turning areas at the house, and which also links to the outbuildings. There are views from the front.

A more detailed accommodation summary can be found under additional information

The garden in front is mainly an expansive lawn. Wrapped around the house, linking the family room, living room, principal bedroom suite and on to the plant room, is composite panelled decking, creating a fabulous seating and entertaining area. This in turn connects to a hexagonal wooden garden house (4.3m x 4.95m max) which has power and a felt tiled roof. Between the house and the plant room is a hot tub (available in addition) and an outside shower. Within the plant room itself are a NIBE heating pump and water tanks. On the other side of the house are further areas of lawn with two wooden play frames (one with swings and the other with a climbing frame, playhouse, chute and zip wire). Adjacent to the house is an enclosed dog compound and kennel with run.

Lying to the west of the house is the U shaped timber framed stable block. This comprises a large store room with roller doors, two offices, a kitchen with fitted units, sink, plumbed for a washing machine and high level storage cupboards, and two WCs with washbasins. In addition, there is a tack room, five loose boxes, a covered yard (currently divided into two) and a workshop with double doors. Adjacent is a timber framed, timber lined general purpose shed with concrete floor and box profile roofing.

Beyond this is a drained silica sand and rubber riding arena (31 m x 40 m approx), and on the other side of the drive is a Gaia 133 11Kw turbine. There are are three fenced paddocks.

A further 10.9 acres may be available in addition.
