INTRODUCTION
Situated in a quiet rural location with excellent road links to the A1M and major centres. An extremely desirable Manor House, originating from the late 17th Century which has undergone many modifications over the years to create this most impressive country house. The Manor House is situated in a pleasant and private location within its own grounds complete with gardens and extended grassland areas amounting to 5.179 (2.097 ha) or thereabouts.
The property is to be sold with the original farm building ranges with modern extensions which have the benefit of planning permission for the creation of four large dwellings which are surrounded by a further 3.65 acres (1.478 ha) or thereabouts. The land has its own independent right of access to that of the Manor House to access the Council maintained road.
Ellerton Manor House is very much at the end of the line and provides a potential rarely found in North Yorkshire for both privacy and the ability to develop and renovate your future home.
THE MANOR HOUSE
Set in 5.179 acres of gardens, grounds and paddock which are within a ring fence, the property having primary use of the principal access drive with no through access intended beyond the Manor House itself. There is ample parking with access in turn to the farm buildings, subject to the consent.
The Manor House is Grade II Listed. It is well described within the Richmondshire Architecture by Jane Hatcher:- “From the late 17th Century, local clay was made into bricks and pantiles. The Manor House at South Ellerton is a C1700 example of both materials, the brick laid in English garden wall bond, the pantiles edged at the eaves with two course of stone slates, as was traditional.
The T-shaped house has a staircase, with the Jacobean style splat balusters typical of the late 17th Century, in a gable rear win with ashlar moulded coping and ovolo-shaped kneelers. The main elevation, of three storeys, the top lower and retaining side-sliding sash windows. Other openings have been altered. A six panel door below a three pane overlight lies between the second and third bays, to its right a two storey segmental bow window has sashes with glazing bar. The remaining windows are four pane sashes with flat arches.
The roof has raised verges and corbeled brick kneelers, and a corniced brick chimney stack between the first and second bays. At the back are 19th century service ranges added to accommodation living-in staff.
THE GARDENS, GROUNDS & PADDOCK
The gardens comprise both the initial entrance area with borders, a walled lawned garden to the west side of the property with further borders. A former greenhouse in need of renovation and further plots to the rear. A long border leading to what had been a tennis court but now wildlife lawns. The gardens are made private by mature trees to southern and western borders. Beyond the gardens with separate access from the main access road is a field extending to 4.03 acres (1.63 ha) or thereabouts providing ample room for hobby livestock, farming or equestrian use as desired.
THE FARM BUILDINGS
A range of traditional largely Victorian buildings in two blocks. The buildings have been partially replaced with modern buildings which provide useful storage space for those inclined to pursue hobbies and or farm if they desire.
Planning permission has been obtained for four large dwellings fashioned from the existing structures and a small element of new build, on the site of the now current modern buildings which would be removed in the event of development. The intention of the development is to recreate as far as possible the original buildings lines which existed prior to the modern buildings being constructed. A copy of the old photograph is available for inspection at the agent’s offices and can be forwarded for those interested.
The construction will provide four large dwellings extending to 12,912 ft² (1,200 m²) of accommodation. Copies of the planning application, plans and the planning certificate are available from the agent’s offices. It is noteworthy that the social levy amounting to £97,600 has been waived in the application to increase the economic viability of the construction of the units.
Access for the units is independent of the access to The Manor House. It is shown coloured blue between points S and Q on the plan.
The buildings are enclosed within an overall acreage of 3.65 acres approx. which can either be farmed separately or offered with the individual residential units being ideal for equestrian or hobby purposes.
The whole property offers a very exciting project upon which a lucky individual will have the opportunity to create their own residence.
